Ord 039-2003 4/15/2003ORDINANCE NO.-a003 ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, AMENDING CHAPTER III ZONING DISTRICTS, CHAPTER IV SUPPLEMENTAL DEVELOPMENT REGULATIONS, AND SECTION 6500 ACCESSORY USE REGULATIONS, OF APPENDIX B, ZONING ORDINANCE; FINDING AND DETERMINING THAT THE MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW. WHEREAS, the Planning and Zoning Commission is recommending that development regulations related to zoning districts, where applicable, and other sections of the Zoning Ordinance dealing with development - related requirements, where applicable, be amended to avoid duplication; and WHEREAS, the City Council concurs with that recommendation and finds such to be in the public's interest. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, THAT: SECTION 1. Chapter III, Zoning Districts of Appendix B, Zoning Ordinance, of the Code of Ordinances is amended as follows: 3040 SF -1 SINGLE - FAMILY RESIDENTIAL DISTRICT (LARGE LOT) 3080 Development Regulations Each site in the SF -1 District shall be subject to the following site regulations except zero lot line single family dwellings and limited multifamily residential developments: Lot area: 8,500 sq. ft., minimum for single family dwelling; 5,000 sq. ft. minimum for other uses 2. Lot width: 60 ft., minimum for single - family dwelling; 50 ft. minimum for other uses. 3. Residential density: 1 primary dwelling unit per lot, maximum. 4. Height: 35 ft., maximum .. .. .. .. 5P. Building coverage: 50% of lot area, maximum Note: See Section 4600 for buffering requirements. 3100 SF -2 SINGLE - FAMILY RESIDENTIAL DISTRICT (STANDARD LOT) 3140 Development Regulations Each site in an SF -2 District shall be subject to the following site regulations except for zero lot line single family residential use and limited multifamily residential developments: Lot area: 5,000 sq. ft., minimum 2. Lot width: 50 ft., minimum 3. Residential density: No more than one (1) primary dwelling unit per lot, except for duplex residential. 4. Height: 35 ft., maximum .. - 0.1 59. Building coverage: 50% of lot area, maximum. Note: See Section 4600 for buffering requirements. 3170 MFR MULTIFAMILY RESIDENTIAL DISTRICT 3210 Development Regulations Each site in an MFR District shall be subject to the following site regulations except for zero lot line single family residential and townhouses: Lot area: 5,000 sq. ft., minimum 2. Lot width: 50 ft., minimum .. ._ 37. Height: 40 ft., maximum, except for multi - family dwellings exceeding 25 units per acre. 48. Building Coverage: 50% of lot area, maximum. 59. Open Space: 20% of Lot Area, minimum, for multi - family dwellings containing 25 units or more. NOTE: See Section 4600 for buffering requirements. 3250 RMU RESIDENTIAL MIXED USE DISTRICT 3290 Development Regulations Each site in the RMU district shall be subject to the following development regulations except for zero lot line residential, townhouses, and mobile home parks and subdivisions. Note: See Section 4600 for buffering requirements. 3360 LO LIMITED OFFICE DISTRICT 3365 Development Regulations Each site in an LO District shall be subject to the following development regulations, except for zero lot line dwellings: 1.
