Sammy Pak said their development group intends to renovate 922 Indiana into a grocery
store, with a soda fountain/ice cream parlor simi tar to what was common in the 1940s. They, too,
have run into financial difficulties with renovation due to the Fire Code requirements.
Beau Dameron said their estimate from James Lane varies (depending upon the required
sprinkler systems), Mr. Fidelie calculated the request could run from $70,500 to $98,500.
In order for the grocery store to be viable, there have to be enough customers. The current
downtown residential population does not justify a grocery store, so they decided to add the soda
fountain to draw in other customers. That changes the zoning designation from retail to
assembly. The building loses all grandfathering for retail, and all building codes must be
.followed.
Kinley Hegglund asked the total cost for this endeavor. Mr. Pak said $200,000 would go
toward the purchase and interior cosmetic renovations; the curve ball was the quote of $140,000
for fire suppression. Outside of the fire suppression costs, they could purchase the building and
open the grocery store for $200,000.
Mr. Ginnings asked the gentlemen's experience in the grocery business, and their history
in management. Mr. Pak said Alan Donaldson has retired from Wal -Mart and moved back to the
area. They are friends, and he is talking to him as a consultant. They may hire his son to run the
store. Dan Rodriguez said he has 10 years' experience in retail management.
Mr. Fide lie asked their time line. Mr. Darneron said their target opening date would be
September 1, with a ribbon-cutting ceremony on September 22,
The investors thanked the Board for their time.
