b. Motions made by the Commission members include all staff recommendations and
developmental requirements listed in the staff report. Any deviations will be discussed on a
case-by-case basis and voted on accordingly.

c. Applicants and citizens who wish to address the Commission or answer questions
from the Commission members are asked to please speak into the microphone at the podium.
This meeting is being taped and there is no microphone to record statements made from the

Provide utility and drainage easements as required by utility companies and the Director
of Public Works.
Submit sewer, street, sidewalk and drainage plans to the Director of Public Works and
water plans to both the Fire Marshal and the Director of Public Works. Drainage plans
must be complete enough to include impact on surrounding property and include
detention facilities as required by Director of Public Works.
Coordinate street lighting plan and provide utility easements as required by the Director
of Aviation, Traffic and Transportation.
Note: Approval of a plat does not imply approval of development of property in violation
of the Zoning Ordinance.

Mr. Leslie made a motion to approve the consent agenda of the February 10, 2016 meeting. Mr.
Beaver seconded the motion. The consent agenda was approved with a unanimous vote.

Mr. Mehan proposed zero-lot sizes greater than the minimum 4,000 square feet. He
proposed 50 x 150 feet minimum lot sizes, with some parcels 60 x 150, depending on
the size of home. Mr. Mehan mentioned another issue identified by nearby residents
was home design. Mr. Mehan said the appearance and construction of new homes on
the property would be protected by the proposed PUD design requirements and dee-if
restrictions.

Mr. Martin asked if all lots proposed would be 150 feet deep. Mr. Mehan responded
there
is be some 130 feet deep.
Mr. Graham made a motion to approve Case R 16-01, as presented by staff. M
Browning seconded. Mr. Martin added that there was a great deal of time expended
this particular rezoning request. Case R 16-01 was unanimously recommended f]
approval to City Council.
Mr. Shapiro stated the research for Case TA16-01 was still being developed and fine-
tuned by the Planning Division and anticipated bringing the text amendment forward for
