Mr. Graham asked when the city was zoned, as the dentist office had been in place since 1970. ON NO Mr. Shapiro said zoning was created in 1985 and the property was designated Single Family (SF- 1). Mr. Shapiro stated a conditional use provides the ability to allow a non-conforming use to expand. Mr. Wingo weighed the traffic safety on Call Field with the height of the sign. Mr. Shapiro added that the Brook Avenue sign regulations allows the lower profile sign to be on the property line, rather than setback, as is typical for monument signs. Mr. Martin said he was okay with the 3 foot height adding the sign may be horizontally longer, allowing 60 square feet. Ms. Metty said she agreed. P&Z Commission Page 6 of 7 December 9, 2015 1.
