ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WICHITA
FALLS, TEXAS, REZONING 103.24 ACRES OF LAND OUT OF BLOCKS
11 AND 12, DENTON COUNTY SCHOOL LANDS, LEAGUE 2, WICHITA
COUNTY, FROM SINGLE FAMILY -1 TO SINGLE FAMILY -2 AND
AMENDING THE LAND USE PLAN TO REFLECT THE AREA AS LOW
DENSITY RESIDENTIAL; FINDING AND DETERMINING THAT THE
MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS OPEN
TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, this area was approved for annexation into the city limits of Wichita
Falls by the City Council on June 7 , 2005; and,
WHEREAS, the Planning and Zoning Commission has recommended approval
of the rezoning and amending the Land Use Plan; and,
WHEREAS, the City Council concurs with this recommendation and finds that
the herein described rezoning and its associated amendment to the Land Use Plan is in
the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1 . A tract of land being 103.24 acres out of Blocks 11 and 12, Denton
County School Lands, League 2, Wichita County, Texas, described in Field Notes
herein included as attachment "A" and shown on the map included as attachment "B," is
hereby rezoned from Single Family Residential (Large Lot) (Map Code SF -1) to Single
Family Residential (Standard Lot) (Map Code SF -2).
SECTION 2 . Said property, being the same as described in Section 1, is hereby
designated Low Density Residential on the Comprehensive Land Use Plan.
SECTION 3 . It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.

PETITION REQUESTING ANNEXATION BY AREA LAND OWNERS
TO THE MAYOR OF THE GOVERNING BODY OF WICHITA FALLS, TEXAS
The undersigned owners of the hereinafter described tract of land, which is vacant and
without residents, or on which fewer than three qualified voters reside, hereby petition your
Honorable Body to extend the present city limits so as to include as part of the City of Wichita
Falls, Texas, the following described territory, to wit:
A tract of land out of Blocks 11 and 12, Denton County School Lands, League 2, Wichita County,
Texas, and being more specifically described by metes and bounds as follows:
BEGININNG at a point in the existing city limit line, said point bears N 88° 22' 28" E 655.38 feet
and N 00° 14'09" W 337.88 feet from the Southeast corner of said Block 11 and the Southwest
corner of said Block 12, Denton County School Lands, League 2;
THENCE S 00° 14' 09" E 337.88 feet to a 2" iron pipe in the South line of said Black 12 for the
most Southerly Southeast corner of this tract;
THENCE S 88° 22' 28" W with the South line of said Block 12 655.38 feet to a 1/2 inch iron rod
for the Southwest corner of said Block 12 and the Southeast corner of said Block 11, Denton
County School Lands, said iron rod being an angle point in the South line of this tract;
THENCE North 88° 59'00" West with the South line of said Block 11 2,568.54 feet to a 1/2 inch
iron rod in the East right -of -way line of F.M. Highway No. 2650 for the Southwest corner of this
tract;
THENCE North 01 42' 10" East 402.07 feet along said East right -of -way line to its point of
intersection with the South right -of -way line of the Ft. Worth and Denver Railroad for the Northwest
corner of this tract;
THENCE leaving said East right -of -way line and along said South right -of -way line of the Ft. Worth
and Denver Railroad as follows:
North 57° 01' 38" East 1,535,93 feet to a 1/2 inch iron rod for an ell corner of
this tract;
South 30° 43' 56" East 99.64 feet to a 112 inch iron rod for an ell corner of this
tract;
North 57° 01' 52" East 2,228.89 feet to a 1/2 inch iron rod for the Northeast
corner of this tract;
THENCE leaving said South right -of -way line, South 01 ° 22'40" East 834.80 feet to a point in the
existing city limit line, for an ell corner of this tract;
THENCE N 89° 07'47" W with the existing city limit line 24.20 feet to an ell corner of this tract;
THENCE S 00° 13' 00 "E with the existing city limit line 1,220.0 feet to the PLACE OF BEGINNING
and containing 103.24 acres.
