ORDINANCE REZONING PART OF BLOCKS 3, 4 AND 5, FAITH
VILLAGE UNIT 1, FROM LIMITED COMMERCIAL TO GENERAL
COMMERCIAL CONDITIONED ZONING; REZONING PART OF
BLOCKS 5, 6 AND 7, FAITH VILLAGE UNIT 1, FROM MULTIFAMILY
RESIDENTIAL TO GENERAL COMMERCIAL CONDITIONED ZONING;
AND AMENDING THE COMPREHENSIVE LAND USE PLAN; FINDING
AND DETERMINING THAT THE MEETING AT WHICH THIS
ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS
REQUIRED BY LAW.
WHEREAS, the Planning and Zoning Commission recommended rezoning part
of Blocks 3, 4 and 5, and part of an unnamed street dedicated in Faith Village Unit 1,
from Limited Commercial to General Commercial Conditioned Zoning; and
WHEREAS, the Planning and Zoning Commission also recommended rezoning
part of Blocks 5, 6 and 7, Faith Village Unit 1, from Multifamily Residential to General
Commercial Conditioned Zoning; and
WHEREAS, the Planning and Zoning Commission acknowledged that conditions
in the proposed area have changed and recommended amending the Comprehensive
Land Use Plan, an element of the Comprehensive Plan, to conform to this rezoning;
and
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described, and amending the Comprehensive
Plan to reflect this change, will be in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The Land Use Plan, an element of the Comprehensive Plan for the
City of Wichita Falls, Texas is hereby amended for a part of Blocks 3, 4, 5, 6 and 7,
Faith Village Unit 1, as recorded in Volume 6, Pages 20 -23 Wichita County Plat
Records. Said property is shown on the attached map, incorporated in this ordinance
as Attachment "D." Said property land use designation in the Comprehensive Plan
shall be changed from High- Density Residential to Commercial.
SECTION 2. Part of Blocks 3, 4 and 5, and part of an unnamed street dedicated
in Faith Village Unit 1, more specifically described by metes and bounds, incorporated
in this ordinance as Attachment 'A" are hereby rezoned from Limited Commercial to
General Commercial Conditioned Zoning.
SECTION 3. Part of Blocks 5, 6 and 7, Faith Village Unit 1, more specifically
described by metes and bounds, incorporated in the ordinance as Attachment "B," are
hereby rezoned from Multifamily Residential to General Commercial Conditioned
Zoning.
SECTION 4. Said property being the same as described in Sections 1, 2 and 3
shall be regulated by the attached General Commercial Conditioned district regulations
incorporated into this ordinance as Attachment "C" where land uses shown to be struck
out shall be deleted and those shown as underlined shall be added.
SECTION 5. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.

Limited Commercial to General Commercial
A tract of land in Wichita Falls, Wichita County, Texas, being a part of Blocks 3, 4 and 5, and part of an
unnamed street dedicated in Faith Village, Unit I, an addition to the City of Wichita Falls as recorded in
Volume 6, Pages 20 -23, Wichita County Plat Records, and being more particularly described by metes
and bounds as follows:
Beginning at a point for the northeast corner of this description lying in the west right -of -way line of Faith
Road, said point being the southeast corner of Lot 1, Replat of Portions of Blocks 3 & 5, Faith Village, Unit
I, an addition to the City of Wichita Falls as recorded in Volume 6, Page 166A, Wichita County Plat
Records, said point bears South 28 014'23" West 119.23 feet from an "X" in concrete at the intersection of
the west right -of -way line of Faith Road and the south right -of -way line of Call Field Road;
Thence along the west right -of -way line of Faith Road, South 28 114'23" West 357.56 feet to a % inch iron
rod for the southeast corner of Lot 1, Block 4, Faith Village Addition, Unit One, an addition to the City of
Wichita Falls as recorded in Volume 26, Page 150, Wichita County Plat Records and being the southeast
corner of this description;
Thence along the south line of said Lot 1, Block 4, North 80 043'56" West, at 137.44 feet pass a %2 inch iron
rod for the southwest corner of said Lot 1, Block 4, and continuing on the same bearing a total distance of
158.79 feet to a point for the southwest corner of this description lying in the west line of a 20 foot -wide

3450 GC(C) GENERAL COMMERCIAL CONDITIONED DISTRICT
3460 Purpose
The purpose of the GC(C) General Commercial Conditioned district is to accommodate
commercial activities of a retail and service nature. These areas would be located along major
streets and encouraged to use site designs which have mutual benefits with other businesses in
the area.
3470 Permitted Uses
A. The following uses are permitted in the GC(C) district:

B. The following uses are permitted in the GC(C) district subject to the Site Plan Review
provisions of Section 7100.

3490 Development Regulations
Each site in the GC(C) district shall be subject to the following development regulations except
for Townhouse & Zero lot -line residential use:
1. Lot area: 5,000 sq. ft., minimum
2. Lot width: 50 ft., minimum
3. Front Setback: 25 ft. minimum, except for rear access subdivision where reduced setback
as per Section 4240 shall apply.
4. Side setback, Interior:
A. Single - family and duplex dwellings: 5 ft., minimum.
B. All other uses: No minimum.
5. Side setback, exterior: 25 ft. minimum, except 15 ft. minimum for single - family and
duplex dwellings.
6. Rear Setback:
A. Single family and duplex dwelling:
Five (5) ft. minimum from common lot line or one (1) ft. minimum from alley.
(See Section 6500 for Accessory Structure setbacks and Section 6210H for
setback requirements for rear vehicular access.)
B. All other uses: No minimum. However, in no case shall the roof overhang extend over
the property line.
7. Height: No maximum
8. Building coverage: No maximum, except 50% of lot area maximum, for single - family
and duplex dwellings.
9. Open Space: 20% of lot area, minimum, for multi - family dwellings containing 25 units or
more.
Note: See Section 4600 for buffering requirements.
