AN ORDINANCE WAIVING A DEMOLITION LIEN, MOWING LIENS, AND
INTEREST ON A VACANT LOT LOCATED AT 1516 RED FOX, ALSO
KNOWN AS LOT 5, BLOCK 17, LYNWOOD SUBDIVISION; FINDING
AND DETERMINING THAT THE MEETING AT WHICH THIS
ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS
REQUIRED BY LAW.
WHEREAS, one demolition and two mowing liens have been filed on 1516 Red
Fox between 1985 and 1989 due to the prior owner not properly maintaining the
property; and
WHEREAS, the present owner of the property has expressed an interest in
constructing a home on the vacant lot which would be an improvement to the
subdivision and increase the taxable value of the property; and
WHEREAS, the City Council has previously waived liens where improvements to
the property would have a positive impact in a subdivision; and
WHEREAS, the amount of the liens could make the construction of this house
cost prohibitive.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The demolition and mowing liens filed against the aforementioned
property by the City of Wichita Falls shall be waived upon the issuance of a building
permit or certificate of occupancy at the discretion of the City Manager. The City of
Wichita Falls reserves the right to reinstate said liens if construction of home is not
completed.
SECTION 2. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.
