6H'iR.EAS, on the 5th day of February, A. D. 1948, the ;3oard of Aldermen of the
City of i�ichita Falls, Texas, passed and approved Or ido. 14523 regulating
the location and. use of buildings, structures, and land for trade, industry, resi-
dences, and other purposes, dividing said City in Districts and establishing by
reference to a map the boundaries of said district, and providing for amendments
of said ordinance under proceedings described in said ordinance and the laws of
the State of Texas; and,
V'HLREAS, after reference to the City Plannin- and Zoning Commission, as pro-
vided by said ordinance and law, said Commission has reported, requesting and
recommending the redistricting and changes in said ordinance and map hereinafter
ordained, and public hearin-s have been held, at which all owners of the property
affected were given ample opportunity, after public notice by advertisement as
required by said ordinance and the State Law, to file protests and criticism, if
any there be; and,
'i4HER±:AS, it has been found that such changes would not be detrimental to
the health, safety, morals, or general welfare of the community, and after uiv-
inn reasonable consideration to the character of the districts, the peculiar
suitability for the particular uses thereof, conservation of the value of said
buildings and property, and the most appropriate use of land in the city, it has
been determined than such redistricting is nrooer and desirable:

FALLS, TEXAS:
SECTION 1: That Ordinance No. 1452, passed and approved by the Board of
Aldermen of the City of uuich ica calls on the 5th day of February, A. D. 1948, be
amended, and the "Zoninry District yap" referred to therein be changed and amended,
as follows:
(a) So that the following described land shall be changed from District "B"
"SECOND D ;ELLING HOUSE" to district "C" 11APAR`MM1T DISTRICT" to-wit:
Beginning at the intersection of the -W. property line of Harrison Street
with the N. right-of-way line of the auichita Valley Railway Company; Thence due
N. 6201 more or less to the SE corner of Block 4 69 the Jackson and Roberts
Addition to the City of Wichita Falls; Thence due I. along the S. line of the
Jackson and Roberts Addition 610, more or less to an intersection with the E.
property line of Giddings Street; Thence S. 201 for a corner; Thence ' . 13' more or less
to an intersection with the E. property line of the Featherston Addition to the
City of -Wichita Falls; Thence S. 827.81 more or less along the E. property line
of the Featherston Addition to an intersection with the N. right-of-way line of
the I'Iichita Valley Railway Company; Thence NE along the 'J'iciiita Valley Railway
Company right—of:vay to the place of beginning.
SECTION 2: The City Secretary of the amity of 4ichita Falls, Texas, is
hereby ordered and directed to change and amend said "Zoning District Man" so as
to conform to the terms of this amendment and the changes and redistricting con—
tained herein only, otherwise said Ordinance ivo. 1452 to remain in full force
and effect.
SECTION 3: In case any section, sentence or paragraph or part of this ordi—
nance shall for any reason be adjudged by any court of competent jurisdiction to
be invalid, such invalidity shall not affect, impair or invalidate the remainder
of this ordinance.
SECTION 4: Such parts of said Ordinance 1452, and the "Zoning District Yap"
referred to therein and made a _part thereof, insofar as the same conflict -with
the provision of this Ordinance are hereby repealed.
SECTIOFJ 5: The publication of public notice by advertisement of all notices
of hearinrrs of this ordinance, ad required by the Charter or Ordinances of the
City of ichita Falls, or the Laws of the state of Texas, and all publications
and advertisements of the passing and approvai of this ordinance required by said
Charter, Ordinances or State Law, are hereby authorized, ratified, confirmed and
approved. ,
SECTION 6: The fact that this Ordinance regulates the kind and character of
building and the locations thereof, and the further fact that delay in passing
said ordinance may jeopardize the rights of property owners within the city,
creates an emergency and this ordinance is hereby declared an emergency measure
on the grounds of urgent public need for the preservation of property rights,
peace, health and safety of the citizen izenship, and the rule requiring the reading
of ordinances on three several days is hereby suspended and this ordinance shall
take effect from and after its passage and approv
