A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WICHITA
FALLS, TEXAS, AUTHORIZING ABANDONMENT OF A 0.63 ACRE
EASEMENT FOR CHANNEL IMPROVEMENTS AND UTILITIES AND AN
EASEMENT FOR THE PURPOSE OF OPENING, CONSTRUCTING AND
MAINTAINING HIKE AND BIKE TRAILS IN SIKES ESTATES, UNIT 1,
SECTION G, BLOCK 1, TO BE USED BY THE GENERAL PUBLIC FOR
GENERAL RECREATIONAL PURPOSES; FINDING AND
DETERMINING THAT THE MEETING AT WHICH THIS RESOLUTION
WAS PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the City of Wichita Falls has received a request to abandon a certain
0.63 acre easement at Lake Park Drive in order to facilitate development; and,
WHEREAS, in exchange for such easement's abandonment, the developer will
dedicate a comparable easement of equal value and utility to the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The City Manager be and is hereby authorized to execute a
quitclaim deed to abandon that 0.63 acre easement to Maplewood Joint Venture,
conditioned upon the City receiving a plat dedicating a comparable easement of equal
value and utility, as shown on the attached plat, and other appropriate consideration.
SECTION 2. It is hereby officially found and determined that the meeting at
which this resolution was passed was open to the public as required by law.

FOR ORIGINAL EASEMENT
A tract of land out of the J.A. Scott Survey No. 7, A -295, Wichita County, Texas, said
tract being more specifically described by metes and bounds as follows:
BEGINNING at a'/2 inch iron rod which bears North 220 01' 11" East 1,350.47 feet from
the Southwest corner of said J.A. Scott Survey No. 7, said iron rod being the Northwest
corner and place of beginning of this description;
THENCE North 850 29' 39" East 293.15 feet to a '/2 inch iron rod being the Northeast
corner of this tract;
THENCE South 410 45'45" West 50.51 feet to a'/2 inch iron rod being an angle point;
THENCE South 500 24' 57" West 57.72 feet to a '/2 inch iron rod being a point of
curvature;
THENCE along a 5.456 degree curve to the left, having a radius of 1,050.12 feet, and a
central angle of 090 23' 29 ", a total arc distance of 172.13 feet to a '/2 inch iron rod
being a point of tangency;
THENCE South 370 52' 13" West 25.15 feet to a '/2 inch iron rod being the most
southerly corner of this tract;
THENCE North 200 29' 10" West 196.22 feet to the place of beginning and containing
0.63 acre of land, more or less.
