City Council of the City of Wichita Falls, Wichita County, Texas,
convened in meeting, with the following members thereof,
to -wit:

being present, with the following absent:
constituting a quorum, at which time the following proceedings were
had:
Mr. introduced a resolution and made a
motion that it be adopted. The motion was seconded by Mr.
The motion carrying with it the adoption of the resolution prevailed.
The resolution as adopted is as follows:

SCHRAM, DOING BUSYNESS AS RIVERSIDE BOILER

TO -WIT: LOTS 11, 12, 13 AND 14 IN BLOCK NO.
63 OF THE ORIGINAL TOWNSITE OF THE CIT OF
WICHITA FALLS, WICHITA COUNTY, TEXAS.

BE IT RESOLVED BY THE OF THE CITY OF WICHITA FALLS,
WICHITA COUNTY, TEXAS:
WHEREAS, on the 22nd day of November, 1940 the Wichita
Falls Independent School Distract as Trustee for the Wichita Falls
Independent School District, State of Texas, Wichita County, Wichita
Falls, Wichita County Water Improvement District No. 1 and Wichita
Falls Junior College Distract obtained judgment against the Union
Properties Company for delinquent taxes on the following described
land in Wichita County, Texas, to -wit:
Lots 11, 12, 13 and 14 in Block No. 63 of the
Original Townsite of Wichita Falls, Wichita
County, Texas
in the amount of some Seven Hundred Dollars ($700.00), such judgment.
fixing the value of the property at Three Hundred'Seventy Dollars
($370-00), and
WHEREAS, the Wichita Falls Independent School District
brought in all of such lots at the ensuing tax sale for the adjudged
value, and
WHEREAS, the Wichita Falls Independent School District
executed a quitclaim deed to such lots to B. S. W. Jones, under whom
Frank Schram and C. F. Schram, doing business as Riverside Boiler &
Welding Company, claim their title, in consideration of the sum of
Two Hundred Dollars ($200.00), and
WHEREAS, the sale by the Wichita Falls Independent School
District, who purchased the property as Trustee at the tax sale, was
for less than the adjudged value, and
WHEREAS, under Article 7345B of the Texas Revised Civil.
Statutes,-it is necessary that the City of Wichita Falls, Wichita
County, State of Texas, join in the conveyance of such property when
the sale is for less than,the adjudged value, and
WHEREAS, the City of Wichita Falls, State of Texas, dad so
consent to such sale, but failed to join in the conveyance thereof,
NOW, THEREFORE, the Mayor of the City of Wichita Falls, Texas
is hereby authorized and directed to execute on behalf of the City
of Wichita Falls a quitclaim deed to C. F. Schram and Frank Schram,

doing business as Riverside Boiler & Welding Company, conveying
all of Lots 11, 12, 13 and 14 in Block No. 63 of the Original Town -
sate of the City of Wichita Falls, Wichita County, Texas on behalf
of the City of Wichita Falls.

Dear Sir:
I am attempting to cure some objections to the
title on a certain tract of property which is described
in the enclosed instrument. The objection with which
I need your assistance arises out of a tax sale of this
property in November of 1940 at which sale the property
was o ht in by the Wichita Falls Independent School
District or a ne apt o s n other taxing
units. At a later time the school district sold this
property to a man named B. S. W. ,Tones who is the pred-
ecessor in title to my c�.ien , vers e Boiler & Welding
Company. This sale by the school district to Jones was
for a sum of about $170.00 1e Vhan the a u slue
of said property, necessitating the joinder in that
conveyance by your orginization as one of the taxing units.
From the record in the clerks office, it appears that you
failed to join such conveyance and thereby a cloud exists
on the title.
I have prepared an instrument containing a
resolution authorizing the presiding officer of your
orginization to quit claim this property to my client and
clear the title. If this instrument is satisfactory to you
it is my desire that it be presented at the next meeting of
your orgdtnization and approved. Upon approval of this resolution
I would then contact the presiding officer for his execution of
a quit claim deed in accordance with the resolution.
Should this resolution be unacceptable to you, I would
appreciate your contacting me with reference to your objection
and I will attempt to satisfy same.
Your prompt attention to this matter will be greatly
appreciated.
