Ord 2589 5/19/1970 ORDINANCE NO. A.5.77 AN ORDINANCE AMENDING THE SUBDIVISION REGULATIONS OF THE CITY OF WICHITA FALLS, ORDINANCE 2118, SETTING MINIMUM LOT SIZES, REGULATING LOT COVERAGE, PROVIDING FOR RIGHT-OF-WAY DEDICATIONS ON SINGLE-LOT PLATS, AND REQUIRING REPLATS WHERE NEW BUILDINGS WILL CROSS EXISTING LOT LINES. BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF WICHITA FALLS, TEXAS, THAT: SECTION 1. Paragraph L (1) of Section 9 of Ordinance 2118 be amended to read as follows: "(1) Sewered Lots. Where off-lot sewage is provided, each residential lot shall have an area of at least seven thousand two hundred square feet and shall be at least sixty (60) feet wide. In the case of irregularly shaped lots, the minimum width shall be forty (40) feet measured at the front building line." SECTION 2. Paragraph L of Section 9 of Ordinance 2118 be amended by adding Item (10) , which shall read as follows: "(10)Lot Coverage. The combined ground floor areas of all buildings on a lot occupied by a residential dwelling unit shall not cover more than forty per cent (407.) of the lot area." SECTION 3. Paragraph B (13) of Section 9 of Ordinance 2118 be amended by adding Subparagraph (d) which shall read as follows: "(d) The required right-of-way dedication shall also apply to plats wherein a parcel of land is platted or replatted as a single lot." SECTION 4. Section 9 of Ordinance 2118 be amended by adding Paragraph N, which shall read as follows: "N. A replat shall be required when new construction will cross an established lot line or violate side-yard setback requirements."
