Ord 2768 2/20/1973 ORDINANCE NO. jr‘f AN ORDINANCE CLOSING A PORTION OF MAPLEWOOD AVENUE SOUTH OF ITS INTERSECTION WITH MIDWESTERN PARKWAY WHEREAS, the Board of Aldermen of the City of Wichita Falls, Texas deems it advisable and in the public interest to close a portion of Maplewood Avenue herein described. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF WICHITA FALLS, TEXAS, THAT: SECTION 1. That portion of Maplewood Avenue which is hereinafter described be and the same is hereby closed and abandoned, to-wit: A tract of land out of the T. J. English Survey, A-354 and the Day Land & Cattle Company Survey, A-619, Wichita County, Texas and being a part of Maplewood Avenue as dedicated on the Plat of "Sikes Senter, East Elliott Street and Maple- wood Avenue" and recorded in Vol. 12, Page 41, Wichita County Plat Records and being more specifically described by metes and bounds as follows: Beginning at the point of intersection of the South line of Midwestern Parkway and the East line of Maplewood Avenue, said point bears South 89° 28' East 2349.89 feet and South 00° 32' West 30.00 feet from the Northwest corner of the said T. J. English Survey; Thence South 00° 32' West 15.00 feet along the existing East line of Maplewood Avenue to a point for the Northeast corner and place of beginning of the herein described tract; Thence continuing along the existing East line of Maplewood Avenue as follows: South 00° 32' West 305.00 feet to a point of curvature; in a Southwesterly direction along a 4.529 degree curve to the right, having a radius of 1265.18 feet, a distance of 483.70 feet to a point of tangency for the most Southerly point of this tract, the bearing of tangent to the curve at said point being South 22° 26' 18" West; Thence Northerly along the proposed. East line of Maplewood Avenue as follows: along a 10.005 degree curve to the left, having a radius of 572.65 feet, a distance of 218.93 feet to a point of tangency; North 00° 32' East 563.37 feet to a point for the Northwest corner of this tract; Thence South 89° 28' East 50.00 feet to the place of beginning and containing 0.63 acres, more or less. SECTION 2. That the presence of the excess right-of-way as described is delaying the sale and development of the property at the southeast corner of the intersection of Maplewood Avenue and Midwestern Parkway, and that the development of said property, accompanied by street improvements on Maplewood Avenue,will tend to reduce hazardous traffic conditions at said intersection, requires that this ordinance be passed as an emergency measure, this ordinance is passed as an emergency measure and shall be in full force and effect immediately from and after its passage.
