AN ORDINANCE GRANTING A WAIVER TO PERMIT ZERO LOT LINES
IN A PROPOSED REPLAT OF LOTS 2 THROUGH 6, BLOCK 3 OF AN
AMENDED PLAT OF NEWCOMB DOWNS, SECTION II
WHEREAS, the owner of Block 3 of the Newcomb Downs, Section II Subdivision
wishes to construct duplexes, with common walls separating the living units of said
duplexes between Lots 2 and 2A, 3 and 3A, and 4 and 4A as shown on a proposed replat
of said Block 3, and
WHEREAS, Ordinance 2118 requires a five foot side yard setback on residen-
tial properties, and,
WHEREAS, the Planning Board and the Planning Division have no objections to
the proposal.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF
WICHITA FALLS, TEXAS, THAT:
A waiver is hereby granted to allow zero side yard setbacks between the
said proposed Lot 2 and 2A, 3 and 3A, and 4 and 4A of the proposed replat of Block 3
of Section II of the Newcomb Downs Subdivision.
