AN ORDINANCE AMENDING THE COMPREHENSIVE SUBDIVISION
REGULATIONS OF THE CITY OF WICHITA FALLS, TEXAS,
ORDINANCE NO. 2118 , APPENDIX A, CODE OF ORDINANCES.
ESTABLISHING SIDE AND REAR YARD REQUIREMENTS FOR
MULTI-FAMILY RESIDENTIAL LOTS.
BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF
WICHITA FALLS, TEXAS, THAT:
SECTION 1. Section 9, subparagraph (L) of Ordinance
No. 2118, Appendix A, Code of Ordinances, be amended to add
the following:
" (11) Multi-Family Residential Lot Side and Rear Yards.
Where the side or rear lot line of a multi-family
residential lot lies adjacent to a single-family
residential lot or an alley which lies adjacent to
a single-family residential lot, minimum side or
rear yard requirements, from the common lot line
or the single-family residential lot line, shall
be thirty (30) feet, except where the height of the
building exceeds thirty (30) feet, the minimum side
or rear yard shall be increased to be equal to twice
the total height of the building. Measurement shall
be the shortest distance from the main wall of the
building to the single-family lot line."
SECTION 2. Section 3 of Ordinance No. 2118, Appendix A,
Code of Ordinances , be amended to add the following:
"Multi-Family Residential Lot. A parcel of land described
and recorded as a lot or block in the records of
Wichita County, Texas which has or is intended to
have located thereon a residential building contain-
ing three (3) or more dwelling units, which for the
purpose of these regulations, includes apartments,
condominiums and the like. "
SECTION 3. Because of the fact that several new apartment
complexes are now in the planning stage, and may be built with-
in five feet of the property line of single-family residential
lots, which would be detrimental to such single-family res-
idential lots, this ordinance is declared to be an emergency
measure for the preservation of the property of the City, and
it shall become effective immediately upon its passage.
