I TO THE LEASE OF THE FEDERAL AVIATION 'S SECTOR FIELD OFFICES RELATIVE TO ANNUAL RENTAL OF SPACE AT WICHITA FALLS MUNICIPAL AIRPORT. BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, THAT: That certain agreement, a copy of which is attached hereto, between the City of Wichita. Falls and the Federal Aviation Administration, Sector Field Offices, setting annual rental is hereby approved and the City Manager is authorized to execute same for the City of Wichita. Falls. BOX 1689 FORT WORTH, TEXAS DTFA07-82-L-01014 FSS and SFO Wichita Falls Municipal Airport Wichita Falls, Texas SUPPLEMENTAL AGREEMENT NO. 1 THIS SUPPLEMENTAL AGREEMENT, made and entered into this day of 1983, by and between CITY OF WICHITA FALLS, TEXAS (hereinafter called "Lessor") , whose address is Municipal Airport, Route 4, Box 8, Wichita Falls, Texas 76301, and the UNITED STATES OF AMERICA (hereinafter called "Government") , WITNESSETH, that: WHEREAS, the parties hereto entered into Lease No. DTFA07-82-L-01014 on November 16, 1981, for the consideration and purposes more particularly stated in said lease; and WHEREAS, the Government occupies approximately 400 square feet of office space in the Airport Terminal Building under Lease No. DOT-FA73SW-1163 expiring June 30, 1983; and WHEREAS, the Government has a continuing need for the space beyond June 30, 1983; and WHEREAS, the Lessor desires to provide the said space under the terms and conditions of Lease No. DTFA07-82-L-01014; and WHEREAS, there is a need and mutual desire of the parties hereto to redescribe Article 19. JANITORIAL SERVICE SPECIFICATIONS of said Lease concurrent with the addition of 400 square feet. NOW, THEREFORE, the parties hereto agree to amend the basic lease, effective July 1, 1983, as follows: I. Delete Articles 1, 3, 9, 10, and 19 and substitute the following: 1. The Lessor hereby leases to the Government the following described premises: Approximately 2,554 square feet of floor space in the Airport Administration Building and approximately 400 square feet of floor space in Airport Terminal Building located at the Wichita Falls Municipal Airport, Wichita Falls, Texas, and as more particularly shown in Paragraph 9, to be used for an FAA Flight Service Station and Sector Field Office." gib 2 3. The Government shall pay the Lessor annual rent of $17,546.76 at the rate of $4,386.69 per Government Fiscal Quarter in arrears. Rent for a lesser period shall be prorated. This lease may, at the option of the Government, be renewed from year to year at an annual rental of $17,546.76 at the rate of 4,386.69 per Government fiscal quarter and otherwise upon the terms and conditions herein specified. The Government's option shall be deemed exercised and the lease renewed each year for one year unless the Government gives 30 days' notice that it will not exercise its option, before this lease or any renewal thereof expires; PROVIDED, that no renewal thereof shall extend the period of occupancy of the premises beyond September 30, 1986; AND PROVIDED FURTHER, that adequate appropriations are available from year to year for payment of rentals." 19. Janitorial Services. The Lessor shall furnish all necessary labor, supplies, and equipment to maintain the leased premises in clean and acceptable condition. Services shall, as a minimum, be performed at the frequencies indicated in the following schedule: a. Daily (Monday - Friday) All Areas. 1) Empty trash receptacles twice daily in the FSS operations room and once daily in all other areas of the FSS and AFS. Remove trash from premises. 2) Empty ashtrays and damp wipe. 3) Clean drinking fountains. 4) Spot sweep noncarpeted floors in all areas except storage, shop, engine generator, and Telco rooms. 5) Sweep and damp mop toilet room floors. 6) Clean all toilet room fixtures and replenish toilet room supplies. 7) Dust FSS operations room consoles and pilot briefing counter. 8) Spot vacuum carpeted floors. 9) Clean sink and counter top in ready room. b. Daily (Saturday - Sunday) FSS Operations Room and Ready Room Only. 1) Empty trash receptacle twice daily in FSS operations room and once daily in ready room and remove trash from premises. 2) Empty ashtrays and damp wipe. 3) Spot vacuum carpeted floor areas. 4) Spot sweep noncarpeted floor areas and damp mop as required. 4 c. Two Times per Week. 1) Damp mop, spot wax and buff noncarpeted floors in FSS equipment room, ready room, FSS administrative areas. 2) Clean all door glass as necessary. d. Weekly - All Areas. 1) Clean window glass in FSS operations room and AFS administrative offices. 2) Completely sweep noncarpeted floors. 3) Completely vacuum carpeted floors. 4) Wet mop or scrub toilet room floors. e. Monthly - All Areas except Storage, Shop, Telco, and Engine Generator. 1) Spot clean all wall and door surfaces (nonglass) within 70 inches of the floor. 2) Damp wipe air-conditioning vents in ceiling and/or walls. f. Quarterly - All Areas except Storage, Shop, Telco, and Engine Generator. 1) Dust Venetian blinds. 2) Strip, wax, and buff noncarpeted floor areas, using nonslip floor wax. g. Two Times per Year - All Areas except Storage, Shop, Telco, and Engine Generator. 1) Vacuum drapes. 2) Vacuum light fixtures. h. Annually. 1) Damp wipe light fixtures. 2) Wash exterior windows. 3) Shampoo carpeted floor areas. 5 i. As Required. 1) Inspect lighting fixtures, lamps, fluorescent tubes, ballasts, and starters and replace as required. 2) Replace trash receptacle liners." ALL OTHER TERMS AND CONDITIONS of the Lease shall remain in force and effect. IN WITNESS WHEREOF, the parties subscribed their names as of the above date.
