AN ORDINANCE WAIVING CERTAIN MINIMUM FRONT BUILDING
SETBACK REQUIREMENTS ON LOT 2A, BLOCK 1, KEMP FAIR
PARK ADDITION TO THE CITY OF WICHITA FALLS, TEXAS
WHEREAS, the Planning Board of the City of Wichita Falls, Texas has
recommended waiving certain minimum front building setback requirements on
Lot 2A, Block 1, Kemp Fair Park Addition; and,
WHEREAS, the Board of Aldermen of the City of Wichita Falls, Texas
finds that the circumstances involved in the situation of Lot 2A, Block 1,
Kemp Fair Park Addition are exceptional, and deems it advisable and in the public
interest to waive certain minimum front building setback requirements hereinafter
described.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF
WICHITA FALLS, TEXAS, THAT:
SECTION 1: Section 9(L) (6) (c) of Ordinance No. 2118, Comprehensive
Subdivision Ordinance, requiring that non-residential lots shall have minimum
front building setback lines of twenty-five (25) feet, is hereby waived for
Lot 2A, Block 1, Kemp Fair Park Addition, Wichita Falls, Texas, along Hampstead
Lane.
SECTION 2: The minimum front building setback line for the area
described in Section 1 is hereby established at ten and six-tenths (10.6) feet
along Hampstead Lane.
