AN ORDINANCE REZONING 2.72 ACRES OUT OF J.A. SCOTT SURVEY
NO. 7, A-295, WICHITA FALLS, TEXAS, FROM LIMITED COMMERCIAL
(LC) TO SINGLE-FAMILY RESIDENTIAL, STANDARD LOT (SF-2) ZONE
WHEREAS, the Planning & Zoning Commission has recommended the rezoning
of 2.72 acres out of J.A. Scott Survey No. 7, A-295, Wichita Falls, Texas from
LC to SF-2 zoning district; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas deems
that the proposed rezoning of the aforementioned tract of land is in accordance
with the City's Comprehensive Land Use Plan, and advisable and in the public
interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
WICHITA FALLS, TEXAS, THAT:
A tract of land out of the J.A. Scott Survey No. 7, A-295, Wichita
County, Texas, said tract being shown on the attached map (Exhibit
No. 1) and more specifically described by metes and bounds as
follows:
Beginning at a point lying in the north right-of-way line of
Lake Park Drive, said point bears N 58° 49' 49" E 118.35 feet from
the northeast corner of Sikes Estates, Sec G, Unit 3, an addition
to the city of Wichita Falls, Wichita County, Texas, said point
being the southeast corner and place of beginning of this description;
Thence North 31° 10' 05" West 70.00 feet to a point;
Thence North 57° 13' 54" West 238.43 feet to a point;
Thence North 55° 20' 52" West 171.34 feet to a point lying in
a 9.581 degree curve to the left, said curve being the south right-
of-way line of a 50-foot wide City Aqueduct;
Thence along said south right-of-way line of the City Aqueduct
as follows:
Thence along said 9.581 degree curve to the left, having a
radius of 598.00 feet, and a central angle of 06° 07' 31", a
total arc distance of 63.93 feet to a point of tangency;
Thence North 20° 24' 00" East 100.00 feet to a point being the
northwest corner of this tract;
Thence leaving said south right-of-way line of the City Aqueduct,
South 69° 36' 00" East 425.52 feet to a point;
Thence South 31° 10' 00" East 206.80 feet to a point lying in
said north right-of-way line of Lake Park Drive, said point being
the northeast corner of this tract;
Thence along said north right-of-way line of Lake Park Drive as
follows:
Thence along a 3.903 degree curve to the left, having a radius
of 1468.00 feet, and a central angle of 010 30' 15", a total arc
distance of 38.54 feet to a point of tangency;
Thence South 58° 49' 49" West 181.46 feet to the place of
beginning and containing 2.72 acres of land, more or less;

is hereby rezoned from Limited Commercial (LC) to Single-Family, Standard Lot
(SF-2) zoning district.
