Ord 041-91 5/7/1991 Ordinance No. Ilk,/ AN ORDINANCE ZONING LOTS 2A, 3, 4, & 5A CERTAIN-TEED PRODUCTS ADDITION, WICHITA FALLS, TEXAS, TO A PLANNED UNIT DEVELOPMENT TO BE KNOWN AS "VITEK INDUSTRIAL PARK", AND ZONING THE PROPERTY AT 6226 SOUTHWEST PARKWAY, WICHITA FALLS, TEXAS AND THE ADJACENT STREET RIGHT-OF-WAY, TO A GENERAL COMMERCIAL ZONE (R-91-01) WHEREAS, Lots 2A, 3, 4, & 5-A Certain-Teed Products Addition and the property at 6226 Southwest Parkway and the adjacent street right- of-way, were annexed into the city on November 6, 1990 and temporarily zoned as Single-Family (SF-1) zone; and, WHEREAS, the Planning & Zoning Commission has recommended that Lots 2A, 3, 4, & 5-A Certain-Teed Products Addition be zoned to a Planned Unit Development to be known as "Vitek Industrial Park", and the property at 6226 Southwest Parkway and the adjacent street right- of-way, be zoned as a General Commercial zone; and, WHEREAS, the City Council of the City of Wichita Falls, Texas deems that the proposed rezoning of the area hereafter described is in accordance with the Comprehensive Land Use Plan and in the public interest. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, THAT: SECTION 1. Lots 2A, 3, 4, & 5-A Certain-Teed Products Addition, Wichita Falls, Texas, shown on the attached map, and incorporated in this ordinance as Attachment No. 1, is hereby zoned to a Planned Unit Development to be known as "Vitek Industrial Park", and regulated as follows: NAME: Vitek Industrial Park. LEGAL DESCRIPTION Lots 2A, 3 , 4, & 5A Certain-Teed Products Addn. , Wichita Falls, TX. PURPOSE The purpose of the Vitek Industrial Park PUD is to accommodate light manufacturing, research & development, and administrative facilities that can meet high development and performance standards. PERMITTED USES The following uses are permitted subject to Site Plan Review provisions of Section 7100 of the Zoning Ordinance: - Basic Industry & Manufacturing - Fabrication & Assembly - Freight Hauling - Heavy Machinery Sales & Service - Industrial Park - Light Manufacturing - Lumberyards - Offices -2 • - Public Safety Services - Trucking Facilities - Utility Service - Warehousing Facilities DEVELOPMENT REGULATIONS 1. Lot area: 5, 000 sq. ft. , minimum 2. Lot width: 50 ft. minimum 3. Front setback: 25 ft. minimum 4. Side setback, int. : No minimum 5. Side setback, ext. : 25 ft. minimum 6. Height: No maximum 7. Building Coverage: No maximum 8. Landscaping Requirements: As per Section 6830 of the Zoning Ordinance plus the following: The setback area along Southwest Parkway shall be landscaped with grass or any other similar ground cover, and shall not be paved with any impervious material except approved driveways. 9. Sign Regulations: The following types of signs shall be permitted: A. On-Premise Ground Signs Maximum No: 1 per lot/street frontage Height: 8 ft. maximum; however, the distance between bottom of sign face and ground shall not exceed ? the totalheight. Setback: None Max. Area: 96 sq. ft. B. On-Premise Wall Signs Maximum area: 96 sq. ft. Maximum number: 1 per business/street frontage C. Miscellaneous Signs Construction, directional, nameplate, and real estate signs shall be allowed as per the provisions of Table 6741. 10. Parking and Loading Regulations: As per Section 6200 of the Zoning Ordinance. SECTION 2. The property at 6225 Southwest Parkway, Wichita Falls, Texas and the right-of-way of Southwest Parkway annexed into the city limits by Ordinance 78-90, shown on the attached map, and incorporated in this ordinance as Attachment No. 1, is hereby zoned to a General Commercial (GC) zone.
