ORDINANCE REZONING PORTIONS OF BLOCKS
12, 12-A, AND 12-B MIDWESTERN PARK
(TAMARRON ADDITION) FROM GENERAL
COMMERCIAL (GC) TO SINGLE FAMILY-2
(SF-2) (CASE R 93-05) ; FINDING AND
DETERMINING THAT THE MEETING AT WHICH
THIS ORDINANCE WAS PASSED WAS OPEN TO
THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission has recommended that
a tract of land being portions of Blocks 12, 12-A, and 12-B
Midwestern Park, be rezoned from General Commercial (GC) to Single
Family-2 (SF-2) zone; and
WHEREAS, the City Council of the City of Wichita Falls, Texas
deems that the proposed rezoning of the area hereafter described is
in accordance with the Comprehensive Land Use Plan and in the
public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS:
SECTION 1. That Blocks 12, 12-A, and 12-B Midwestern Park,
more specifically described as:
Lots 11 through 18, 19-A, 20-A and 21-A, Block 12;
Lots 13-A, 14-A, 15 through 28, Block 12-A;
Lots 1 through 14, Block 12-B; all in Midwestern Park; and
A four acre tract of land out of the O.H.P. Davis Survey A-65,
Wichita County, Texas, being more specifically described
by metes and bounds as follows:
Commencing at a 1/2 inch iron rod lying in the south right-of-
way of Elmwood Avenue north, said iron rod bears South
63° 32' 30" West 250.00 feet from the point of
intersection of said south right-of-way line of Elmwood
Avenue North and the west right-of-way line of Gardiner
Road, said iron rod being the northwest corner and Place
of Beginning of this description;
Thence South 26° 27' 30" East 205.00 feet to a 1/2 inch iron
rod for corner;
Thence South 38° 19' 17" West 86.84 feet to a 1/2 inch iron
rod for corner;
Thence South 11° 46' 11" West 105. 37 feet to a 1/2 inch iron
rod for corner;
Thence South 54 ° 51' 48" East 88. 12 feet to a 1/2 inch iron
rod for corner;
Thence South 12 ° 42' 09" West 106.29 feet to a 1/2 inch iron
rod for corner;
Thence North 89° 33' 00" West 25.52 feet to a 1/2 inch iron
rod being a point of curvature;
Thence in a westerly direction and along a 45. 097 degree curve
to the right, having a radius of 127. 05 feet, and a
central angle of 26° 37' 32", a total arc distance of
59.04 feet to a 1/2 inch iron rod for corner;
Thence South 27° 04' 32" West 182.86 feet to a 1/2 inch iron
rod lying in the north line of Lot 3, Block 7, Midwestern
Park, an addition to the City of Wichita Falls, said iron
rod being the southeast corner of this tract;
Thence, along said north line of Lot 3, Block 7, North 89° 33'
00" West 13 . 00 feet to a 1/2 inch iron rod being the
southwest corner of this tract;
Thence, leaving said north line of Lot 3, Block 7, North 32°
05' 00" West 540.77 feet to a 1/2 inch iron rod lying in
said south right-of-way line of Elmwood Avenue North,
said iron rod being the northwest corner of this tract;
Thence, along said south right-of-way line of Elmwood Avenue
North, North 63 ° 32' 30" East 448. 06 feet to the Place of
Beginning and containing 4.00 acres of land, more or
less;
and shown as the shaded area on the attached map, incorporated in
this ordinance as Attachment No. 1, are hereby rezoned from General
Commercial (GC) to Single Family-2 (SF-2) Zone.
SECTION 2 . It is hereby officially found and determined that
the meeting at which this ordinance was passed was open to the
public as required by law.
