AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WICHITA
FALLS, TEXAS, REZONING A 4 . 9 ACRE TRACT OUT OF OUR REDEEMER
LUTHERAN CHURCH SITE, WICHITA FALLS, TEXAS , FROM LIMITED
OFFICE (LO) AND SINGLE FAMILY-2 RESIDENTIAL (SF-2) TO
MULTI-FAMILY RESIDENTIAL (MFR) (CASE R 93-08) ; FINDING AND
DETERMINING THAT THE MEETING AT WHICH THIS ORDINANCE WAS
PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission has recommended that
a 4 . 405 acre tract out of Our Redeemer Lutheran Church Site, Wichita
Falls, Texas, be rezoned from Limited Office (LO) and Single Family-2
(SF-2) to Multi-Family Residential (MFR) ; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas
deems that the proposed rezoning of the area hereafter described is
in accordance with the Comprehensive Land Use Plan and in the public
interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
Section 1. That 4 . 9 acre tract out of Our Redeemer Lutheran
Church Site more specifically described as follows :
BEGINNING at an iron rod at the Northeast corner of said Our
Redeemer Lutheran Church Site, being at the intersection of
the South line of Johnson Road with the West line of Raider
Drive, for the Northeast corner of this tract;
THENCE S 00 ° 30' E with the West line of Raider Drive a distance
of 443 . 0 feet to an iron rod found at the beginning of a
curve to the right with a radius of 157 . 00 feet and a
central angle of 73 ° 48 ' ;
THENCE in a Southwesterly direction with the Northwest line of
Raider Drive and with said curve to the right an arc
distance of 202 . 30 feet to an iron rod found at the end of
the curve ;
THENCE S 73 ° 18 'W with the Northwest line of Raider Drive a
distance of 70 . 0 feet to a drilled hole in the concrete
found at the beginning of a curve to the left having a
radius of 425 . 20 feet and a central angle of 02 °49 ' 11" ;
THENCE in a Southwesterly direction with the Northwest line of
Raider Drive and said curve to the left an arc distance of
20. 92 feet to an iron rod set at the end of the curve ;
THENCE N 19 °47 ' 18" W a distance of 44 . 10 feet to an iron rod set
for an angle point ;
THENCE N 00 ° 38 '48" W a distance of 185 feet to an iron rod set
for an ell corner;
THENCE S 89 ° 42 ' W a distance of 137 feet to an iron rod set;

for an ell corner;
THENCE S 89 °21 ' 36" W a distance of 164 feet to an iron rod set
for the most Westerly Southwest corner of this tract;
THENCE N 00°41' 06" E a distance of 206 . 88 feet to an iron rod
set in the South line of Johnson Road for the Northwest
corner of this tract;
THENCE S 89 °43 '00" E with the South line of Johnson Road a
distance of 514 . 12 feet to the PLACE OF BEGINNING and
containing 4 . 405 acres of land;
and shown as the shaded area on the attached map, incorporated in
this Ordinance as Attachment No. 1, are hereby rezoned from Limited
Office (LO) and Single Family-2 Residential (SF-2) to Multi-Family
Residential (MFR) .
Section 2 . It is hereby officially found and determined that the
meeting at which this ordinance was passed was open to the public as
required by law.
