AN ORDINANCE ZONING LOTS 1 - 22B, BLOCK 2, NOB HILL
SUBDIVISION, WICHITA FALLS, TEXAS, TO A PLANNED UNIT
DEVELOPMENT TO BE KNOWN AS "NOB HILL PLANNED UNIT
DEVELOPMENT (PUD 94-07);" FINDING AND DETERMINING THAT THE
MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS OPEN TO
THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning and Zoning Commission recommended that Lots 1 - 22B, Block 2, Nob
Hill Subdivision, Wichita Falls, Texas be rezoned from Single Family Residential (SF-2) and General
Commercial (GC)to a Planned Unit Development(PUD 94-07); and,
WHEREAS, the City Council of the City of Wichita Falls, Texas deems that the proposed rezoning
of the area hereafter described is in accordance with the Comprehensive Land Use Plan and in the public
interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA
FALLS, TEXAS, THAT:
SECTION 1. Lots 1 - 22B, Block 2, Nob Hill Subdivision, Wichita Falls, Texas, shown on the
attached map, and incorporated in the ordinance as Attachment No. 1, is hereby zoned to a Planned Unit
Development to be known as "Nob Hill Planned Unit Development," and regulated as follows:
NAME
Nob Hill Planned Unit Development District
LEGAL DESCRIPTION
Lots 1 - 22B, Block 2, Nob Hill Subdivision, Wichita Falls, Texas.
PURPOSE
The purpose of the Nob Hill Planned Unit Development is to:
1. Provide a reduction of lot size for the construction of duplex dwellings. This will allow each
dwelling unit to be individually sold. This means that land surrounding the dwellings is owned by
each dwelling unit owner, and not in-common as typical with condominium developments. This
will apply to Lots 17-A through 22-B.
2. Provide for typical lot development as permitted under the Single-Family 2 (SF-2) zoning district
for the remaining lots.
PERMITTED USES
The following uses are permitted in the Nob Hill Planned Unit Development District subject to the Site
Plan Review provisions of Sec. 7100:
Residential Uses
- Dwelling, Duplex or Two Family
- Dwelling, Single Family Detached
Civic Uses
- Park
CONDITIONAL USES
The following uses are permitted in the Nob Hill Planned Unit Development District subject to the
approval process provided in Section 7200:
Commercial Uses
- Oil Drilling, Subject to the provisions of Chapter 21 of the Wichita Falls Code of Ordinances as
amended.
DEVELOPMENT REGULATIONS
Lots 17-A through 22-B in the Nob Hill Planned Unit Development District shall be subject to the
following site regulations.
1. Lot area: 3000 sq. ft., minimum
2. Lot width: 20 ft., minimum
3. Residential density: No more than one (1) primary dwelling unit per lot.
4. Height: 35 ft., maximum
5. Front Setback: 25 ft. minimum
6. Side setback, interior: (See Special Conditions)
7. Side setback, exterior: 15 ft.
8. Rear setback:
A. Single family and duplex dwelling:
Five (5) ft. minimum from common lot line or one (1) ft. minimum from alley.
(See Section 6500 for Accessory Structure setbacks and Section 6210H for setback
requirements for rear vehicular access.)
B. All other uses: 5 ft. minimum. However, never shall the roof overhang extend over the
property line.
9. Building coverage: 50% of lot area, maximum.
Note: See Section 4600 for buffering requirements.
SPECIAL CONDITIONS
1. The Nob Hill Planned Unit Development shall be entirely residential in nature. All structures
shall be either duplexes or single-family residences.
2. Lots 1 through 16 shall be for single-family residential homes with a minimum of 1300 square
feet. All houses shall be constructed within the building limit lines as shown and shall be no
closer than five feet to the interior side lot line except for lots fronting on Missile Road.
3. Lots 17-A though 22-B shall be used for duplex construction. The units shall have a minimum of
1000 square feet on each side of the common lot line.
4. Duplex units on lots 17-A, 17-B, and 19-A through 22-B shall be rear entry. All other lots and
duplexes shall have front entry. The rear access alley shall have one entrance from Castle Drive
and one entrance from Missile Road.

SECTION 2. It is hereby officially found and determined that the meeting at which this ordinance
was passed was open to the public as required by law.
