Ord 037-95 4/4/1995ORDINANCE NO. �-7/ - � AN ORDINANCE REZONING FROM MOBILE HOME RESIDENTIAL TO GENERAL COMMERCIAL A 0.31 ACRE TRACT OUT OF A PORTION OF LOT 3, A.R. HILL SUBDIVISION, ABSTRACT 344, WICHITA FALLS, TEXAS, ALSO KNOWN AS 3411 SHEPPARD ACCESS ROAD (CASE R 95- 04); FINDING AND DETERMINING THAT THE MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW. WHEREAS, the Planning and Zoning Commission recommended rezoning from Mobile Home Residential (MHR), to General Commercial (GC) a 0.31 acre tract out of a portion of Lot 3, A.R. Hill Subdivision, Abstract 344, Wichita Falls, Texas, also known as 3411 Sheppard Access Road (Case R 95- 04); and WHEREAS, the City Council of the City of Wichita Falls, Texas deems that the proposed rezoning of the area hereafter described is in accordance with the Comprehensive Land Use Plan and in the public interest. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, THAT: SECTION 1. A 0.31 acre tract out of a portion of Lot 3, A.R. Hill Subdivision, Abstract 344, Wichita Falls, Texas, more particularly descried as follows: BEGINNING at a point on the east right -of -way line of Sheppard Access Rd., said point also being the northwest corner of Lot 3, A.R. Hill Subdivision, Wichita Falls, Texas; THENCE East along the north boundary line of Lot 3, A.R. Hill Subd. a distance of 140 feet to a point; THENCE South a distance of 91.4 feet to a point on the south line of Lot 3, A.R. Hill Subd. to a point; THENCE West along the south boundary line of Lot 3, A.R. Hill Subd. a distance of 151.25 feet to a point on the east right -of -way line of Sheppard Access Rd.; THENCE N 7 000' 00" E along the west line of Lot 3, A.R. Hill Subd., a distance of 92.1 feet to the PLACE OF BEGINNING and containing 0.31 acres of land, more or less, and shown as the shaded area on the attached map, incorporated in this ordinance as Attachment No. 1, be rezoned from Mobile Home Residential (MHR) to General Commercial (GC). SECTION 2. It is hereby officially found and determined that the meeting at which this ordinance was passed was open to the public as required by law.
