AN ORDINANCE REZONING APPROXIMATELY 55 ACRES OUT OF
BLOCKS 26 AND 27, DENTON CO. SCHOOL LAND LEAGUE 1, WICHITA
FALLS, TEXAS FROM SINGLE FAMILY -2 RESIDENTIAL TO GENERAL
COMMERCIAL CONDITIONED ZONING; FINDING AND DETERMINING
THAT THE MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS
OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission recommended that approximately 55 acres out
of Blocks 26 and 27, Denton Co. School Land League 1, Wichita Falls, Texas, be rezoned from Single
Family -2 Residential To General Commercial Conditioned Zoning District (Case R 96 -08); and,
WHEREAS, the City Council of the City of Wichita Falls, Texas deems that the proposed
rezoning of the area hereafter described is in accordance with the Comprehensive Land Use Plan and in
the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
WICHITA FALLS, TEXAS, THAT:
SECTION 1. Approximately 55 acres out of Blocks 26 and 27, Denton Co. School Land League
1, Wichita Falls, Texas, and shown as the shaded area on the attached map, incorporated in this ordinance
as Attachment A, be rezoned from Single Family -2 Residential To Conditioned General Commercial
Zoning District and shall be regulated as follows:

A The following uses are permitted in the GC(C) district:

- Dwelling, Single Family Detached
- Group Home
- Personal Care Home
B. The following uses are permitted in the GC(c) district subject to the Site Plan Review provisions
of Section 7100.

- Dwelling, Zero Lot -Line Single Family, Subject to the provisions of Section 5200
