AN ORDINANCE WAIVING THE SCREENING REGULATIONS OF THE
ZONING ORDINANCE, APPENDIX C OF THE CODE OF ORDINANCES,
FOR THE RIVER BEND NATURE WORKS; FINDING AND DETERMINING
THAT THE MEETING AT WHICH THIS ORDINANCE WAS PASSED WAS
OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the River Bend Nature Works has requested a waiver of the screening requirement as
required under Appendix C, Zoning Ordinance, of the Code of Ordinances;
WHEREAS, the owners of property at 200 Polk Street and 203 Polk Street concur with the waiving
of the screening requirement along their respective properties; and,
WHEREAS, the City Council has concluded that waiving this ordinance provision would be in the
public interest, where there exist conditions unique to affected properties where the literal application of
existing regulations would harm, injure or unduly restrict the use or enjoyment of properties at 200 and
203 Polk Street.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA
FALLS, TEXAS, THAT:
SECTION 1. Section 4620 of the Zoning Ordinance addressing screening requirements is hereby
waived for that portion of property owned by the River Bend Nature Works abutting 200 Polk Street and
203 Polk Street.
SECTION 2. It is hereby officially found and determined that the meeting at which this ordinance
was passed was open to the public as required by law.
