AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WICHITA FALLS, TEXAS; CONSENTING TO THE
ANNEXATION OF A 103.6 ACRE TRACT OF LAND WITHIN
THE CITY OF WICHITA FALLS' EXTRATERRITORIAL
JURISDICTION BY THE TOWN OF DEAN, TEXAS; FINDING
AND DETERMINING THAT THE MEETING AT WHICH THIS
ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS
REQUIRED BY LAW.
WHEREAS, on the 25th day of May, 1982, the town of Dean annexed a
parcel of property containing 103.6 acres into its city limits; and,
WHEREAS, said tract of land was located within the City of Wichita Falls'
extraterritorial jurisdiction; and,
WHEREAS, in order to validate such annexation, it is necessary for the City
of Wichita Falls to give its consent in accordance with § §42.023 and 42.041 of the
Texas Local Government Code.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF WICHITA FALLS, TEXAS:
SECTION 1. That all of the above preambles and recitals are found to
be true and correct.
SECTION 2. That the City of Wichita Falls hereby consents to the
annexation of a certain 103.6 acre tract of land, to be hereinafter further described,
as annexed by the town of Dean on May 25, 1982, and located within the
extraterritorial jurisdiction of the City of Wichita Falls.
SECTION 3. That the tract of land whose annexation is consented to
by the City of Wichita Falls is described as follows:
A tract of land out of Block 5 and Block 4, Cherokee County School
Land, Clay County, Texas, and being more specifically described by
metes and bounds as follows:
BEGINNING at the point of intersection of the centerlines of Trout
Road, a county road, and State Highway No. 79, said point lying in
the occupied West line of said Block 5 and being the occupied

Southeast corner of Block 11, said Cherokee County School Land,
said point lying at Highway Station No. 273 + 44.50 for the place of
beginning of this description;
THENCE North 01° 29' 00" West along the centerline of Trout Road
and the occupied West line of said Block 5, a distance of 500.00 feet
to a point for the most westerly Northwest corner of this description;
THENCE leaving said occupied West line of Block 5 and said
centerline of Trout Road, and along a line 500.00 feet northerly of
and parallel to the centerline of State Highway No. 79 as follows:
THENCE North 880 31' 00" East 920.10 feet to a point of
curvature opposite Highway Station No. 282 + 64.60;
In a northeasterly direction along a 4.064 degree curve to the
left, having a radius of 1,409.86 feet and a central angle of 330
36' 00 ", a curve distance of 826.79 feet to a point of tangency;
THENCE North 540 55'00" East 1,778.09 feet to a point in the
present city limit line of Dean, Texas, said point being 400 feet
South of and at right angles to the occupied centerline of North
77 Ranch Road, a county road, and the occupied North line of
said Block 4, Cherokee County School Land, for the most
northerly Northwest corner of this description;
THENCE South 89° 48' 00" East 1,731.24 feet along the present city
limit line of Dean, Texas, and 400.00 feet South of and parallel to
said occupied North line of Block 4, to a point for the Northeast
corner of this description;
THENCE along a line 500.00 feet southerly of and parallel to the
centerline of State Highway No. 79 as follows:
THENCE South 54° 55' 00" West 3,191.31 feet to a point of
curvature opposite Highway Station No. 293 + 84.6;
THENCE in a southwesterly direction along a 2.378 degree
curve to the right, having a radius of 2,409.86 feet and a
central angle of 33° 36' 00 ", a curve distance of 1,413.22 feet to
a point of tangency;
THENCE South 88° 31'00" West 920.10 feet to a point in said
centerline of Trout Road and occupied said West line of Block
5, for the Southwest corner of this tract;
THENCE North 01° 29'00" West along said centerline of Trout Road
and occupied West line of said Block 5, a distance of 500.00 feet to
the place of beginning and containing 103.61 acres, more or less.
SECTION 4. That it is hereby found and determined that the meeting
at which this ordinance was passed was open to the public as required by law.
