AN ORDINANCE REZONING 2028, 2030 and 2032 MAURINE STREET,
DESCRIBED AS LOTS 3, 4, & 5, BLOCK F, RAY MASSIE SUBD.,
WICHITA FALLS, TEXAS, FROM MULTIFAMILY TO GENERAL
COMMERCIAL CONDITIONED ZONING; FINDING AND DETERMINING
THAT THE MEETING AT WHICH THIS ORDINANCE WAS PASSED
WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission recommended 2028, 2030 and
2032 Maurine Street, Wichita Falls, Texas, be rezoned from Multifamily Residential to
General Commercial Conditioned Zoning; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described is in accordance with the
Comprehensive Land Use Plan and in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The property known as 2028, 2030 and 2032 Maurine Street, and
further described as Lots 3, 4, & 5, Block F, Ray Massie Subd., Wichita Falls, Texas,
and shown as the shaded area on the attached map, incorporated in this ordinance as
Attachment A, be rezoned from Multifamily Residential to a General Commercial
Conditioned zoning district and shall be regulated as follows:
Permitted Uses
A. The following uses are permitted in the GC(C) district:
Permitted uses in this district shall be the same as in the Limited
Commercial District, Section 3390 of the zoning ordinance.
Conditional Uses
B. The following uses are permitted in the GC(C) district subject to the Conditional Use
approval process provided in Section 7200:
All uses listed in the entire General Commercial District, except those
listed as permitted uses in the Limited Commercial District, Section 3390.
Developmental Regulations
Developmental regulations shall be the same as the General Commercial District
regulations in Section 3490.
SECTION 2. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.
