ORDINANCE NO.
ORDINANCE REZONING 3004 SHERMAN ROAD FROM SINGLE
FAMILY -2 TO CONDITIONED GENERAL COMMERCIAL;
DETERMINING THAT THE MEETING AT WHICH THIS ORDINANCE
WAS PASSED WAS OPEN TO THE PUBLIC AS REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission has recommended rezoning
3004 Sherman Road, Lot 3, Block 3, J.W. Thomas Subdivision, from Single Family -2 to
Conditioned General Commercial; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described is in accordance with the
Comprehensive Land Use Plan and in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The property described as 3004 Sherman Road, Lot 3, Block 3,
J.W. Thomas Subdivision, Wichita Falls, Texas, and shown as the shaded area on the
attached map, incorporated in this ordinance as Attachment "A," be rezoned from
Single Family -2 to Conditioned General Commercial zoning. The uses permitted in this
district are incorporated in this ordinance as Attachment "B."
SECTION 2. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.

Purpose
The purpose of the GC(c) General Commercial Conditional district is to accommodate
commercial activities of a retail and service nature. These areas would be located
along major streets and encouraged to use site designs that have mutual benefits with
other businesses in the area.
Permitted Uses
A. The following uses are permitted in the GC(c) district:

Dwelling, Single Family Detached
B. The following uses are permitted in the GC(c) district subject to the Site Plan
Review provisions of Section 7100.

- Dwelling, Zero Lot -Line Single Family, subject to the provisions of Section
5200

- Day Care Centers, Limited & Commercial
- Library, Public
- Parks
- Public Safety Services
- Religious Assembly
- Residential Care Facility

DEVELOPMENT REGULATIONS
The development regulations shall be the same as for the General Commercial zoning
