ORDINANCE REZONING 24.25 ACRES OUT OF BLOCK 1, KEMP AND
NEWBY SUBDIVISION OF THE CHEROKEE COUNTY SCHOOL LANDS
FROM SINGLE FAMILY -2 TO CONDITIONED GENERAL COMMERCIAL
ZONING; DETERMINING THAT THE MEETING AT WHICH THIS
ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC AS
REQUIRED BY LAW.
WHEREAS, the Planning & Zoning Commission recommended rezoning 24.25
acres out of Block 1, Kemp and Newby Subdivision of the Cherokee County School
Lands from Single Family -2 to Conditioned General Commercial zoning; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described is in accordance with the
Comprehensive Land Use Plan and in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The property described as 24.25 acres out of Block 1, Kemp and
Newby Subdivision of the Cherokee County School Lands, Wichita Falls, Texas, and
shown as the shaded area on the attached map, incorporated in this ordinance as
Attachment "A," be rezoned from Single Family -2 to Conditioned General Commercial
zoning. The regulations for this Conditioned General Commercial District are
incorporated into this ordinance as Attachment "B."
SECTION 2. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.

CONDITIONED GENERAL COMMERCIAL DISTRICT
Purpose
The purpose of the GC(c) General Commercial district is to accommodate commercial
activities of a retail and service nature. These areas would be located along major
streets and encouraged to use site designs which have mutual benefits with other
businesses in the area.
Permitted Uses
A. The following uses are permitted in the GC(c) district:

Dwelling, Duplex Two Family
Dwelling, Single Family Detached
Group Home
B. The following uses are permitted in the GC(c) district subject to the Site Plan
Review provisions of Section 7100.

- Dwelling, Zero Lot -Line Single Family, subject to the provisions of Section

as apply in the General Commercial Zoning District.
