ORDINANCE REZONING 11.4 ACRES OUT OF BLOCK 5, KEMP'S
SUBDIVISION, FROM SINGLE FAMILY RESIDENTIAL TO GENERAL
COMMERCIAL CONDITIONED ZONING AND AMENDING THE
COMPREHENSIVE PLAN; DETERMINING THAT THE MEETING AT
WHICH THIS ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC;
AS REQUIRED BY LAW.
WHEREAS, the Planning and Zoning Commission recommended rezoning 11.4
acres out of Block 5, Kemp's Subdivision; and,
WHEREAS, the Planning and Zoning Commission acknowledged that conditions
in the proposed area have changed and recommended amending the Land Use Plan,
and element of the Comprehensive Plan; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described will be in accordance with the
Comprehensive Land Use Plan.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The City of Wichita Falls Land Use Plan, an element of the
Comprehensive Plan for the City of Wichita Falls, Texas is hereby amended for 11.4
acres out of Block 5, Kemp's Subdivision, shown on the attached map, incorporated in
this ordinance as Attachment "A ". Said property land use designation shall be changed
from Low Density Residential to Commercial.
SECTION 2. The property described as 11.4 acres out of Block 5, Kemp's
Subdivision, Wichita Falls, Texas, and shown on the attached map, incorporated in this
ordinance as Attachment "A ", shall be rezoned from Single Family -1 to General
Commercial Conditioned zoning. The regulations for this Conditioned General
Commercial District are incorporated into this ordinance as Attachment "B ".
SECTION 3. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.

CONDITIONED GENERAL COMMERCIAL DISTRICT
Purpose
The purpose of the GC(c) General Commercial district is to accommodate commercial
activities of a retail and service nature. These areas would be located along major
streets and encouraged to use site designs, which have mutual benefits with other
businesses in the area.
Permitted Uses
A. The following uses are permitted in the GC(c) district:

Dwelling, Single Family Detached
Group Home
B. The following uses are permitted in the GC(c) district subject to the Site Plan
Review provisions of Section 7100.

Each site in the GC(c) district shall be subject to the same developmental
regulations as apply in the General Commercial Zoning District.
