The meeting was called to order by Chairman Taylor at 1:00 p.m. Chairman Taylor then
proceeded to make the following comments:
a. Motions made by the Commission members include all staff recommendations and
developmental requirements listed in the staff report. Any deviations will be discussed on a
case -by -case basis and voted on accordingly.
b. Applicants and citizens who wish to address the Commission or answer questions
from the Commission members are asked to please speak into the microphone at the podium.
This meeting is being taped and there is no microphone to record statements made from the
audience.
c. Please silence all cell phone ringers during the meeting. If it is necessary for you to
have a cell phone conversation during the meeting, please use the hallway outside this room.

No one from the audience wished to address the Commission.

Case 13 -35
Establish a storage building 20 feet from an existing residential use in a General
Commercial (GC) zoning district
1506 McGregor Avenue
Jody and Debra Bennett, owners of 1506 McGregor Avenue, replatted 1504 and 1506
McGregor in June 2013 to create one lot to develop a 2,400 square foot storage facility. This
site is adjacent to a single family home to the west. The proposed storage facility and the
adjacent residence to the west are zoned General Commercial (GC).
Section 4620 of the Zoning Ordinance requires structures containing nonresidential uses to be
placed at least 30 feet away from a single family residential use. A reduced setback may be
granted by the Planning and Zoning Commission provided the residential use is located outside
of a Single Family (SF) zoning district.
The adjacent residential structure and the subject property are zoned GC, in concert with the
pre- existing mixed residential /commercial uses and given the character of the area, staff feels
the applicants request to establish a lesser setback of 20 feet in lieu of the required 30 ft. is an
appropriate request. The applicant will be required to establish a buffer or privacy screen to
separate the commercial /residential uses. Outdoor lighting must be directed away from all
residential properties in the area.
Ms. Coleman presented photos of the surrounding areas. Mr. Graham asked what the height of
the fence buffer would be; Ms. Coleman responded it would be six feet.
Ms. Metty made a motion to approve this request; Ms. Payne seconded. The motion carried.
V. OTHER BUSINESS
Ms. Coleman stated the rezoning approved at the September 11, 2013 meeting for 1530, 1532,
& 1534 Kell Blvd. and 1707 Grace Street will be presented to City Council on October 1, 2013.
VI. ADJOURN
