ORDINANCE REZONING 25.95 ACRES OUT OF BLOCK 6, J. A.
KEMP'S SUBDIVISION OF WILLIAM MAYER SURVEY A -193, A.K.A.
5715 SEYMOUR HIGHWAY, FROM SINGLE FAMILY -2 TO GENERAL
COMMERCIAL CONDITIONED ZONING AND AMENDING THE
COMPREHENSIVE PLAN; DETERMINING THAT THE MEETING AT
WHICH THIS ORDINANCE WAS PASSED WAS OPEN TO THE PUBLIC
AS REQUIRED BY LAW.
WHEREAS, the Planning and Zoning Commission recommended rezoning 25.95
acres out of Block 6, J. A. Kemp's Subdivision of William Mayer Survey A -193, a.k.a.
5715 Seymour Highway, from Single Family -2 To General Commercial Conditioned
Zoning; and,
WHEREAS, the Planning and Zoning Commission acknowledged that conditions
in the proposed area have changed and recommended amending the Land Use Plan,
an element of the Comprehensive Plan, to conform to this rezoning; and,
WHEREAS, the City Council of the City of Wichita Falls, Texas, deems that the
proposed rezoning of the area hereafter described, and amending the Comprehensive
Plan to reflect this change, will be in the public interest.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF WICHITA FALLS, TEXAS, THAT:
SECTION 1. The City of Wichita Falls Land Use Plan, an element of the
Comprehensive Plan for the City of Wichita Falls, Texas is hereby amended for the
25.95 acres out of Block 6, J. A. Kemp's Subdivision of William Mayer Survey A -193,
a.k.a. 5715 Seymour Highway, Wichita Falls, Texas. Said property is shown on the
attached map, incorporated in this ordinance as Attachment "A." Said property land
use designation shall be changed from Low - Density Residential to Commercial.
SECTION 2. Said property being the same as described in Section 1, is hereby
zoned General Commercial Conditioned zoning, and regulated as follows:
GENERAL COMMERCIAL ZONING DISTRICT GC(C)
A. The following uses are permitted in the GC(C) district:
Residential Uses
Dwelling, Duplex, Two - Family
Dwelling, Single - Family Detached
Group Home
Personal Care Home
B. The following uses are permitted in the GC(C) district subject to the Site Plan
review provision of Section 7100 of the Zoning Ordinance:

- Dwelling, Zero Lot -Line, Single Family
- Townhouse
- College and University
- Convalescent Service
Civic Uses
- Day Care Center, Limited and Commercial
- Library, Public

- School, Primary and Secondary
- Utility Service
Commercial Uses

The development regulations for this General Commercial Conditioned district shall be
the same as the General Commercial Zoning District, Section 3490 of the Zoning
Ordinance.
SECTION 3. It is hereby officially found and determined that the meeting at
which this ordinance was passed was open to the public as required by law.
