Ord 47-2010 9/7/2010 ORDINANCE NO. 47-2010 Ordinance Of The City Council Of The City Of Wichita Falls, Texas, Rezoning 11.88 Acres Of Land In Lot 5-B Of Block 20, Stone Lake Estates, From Single Family-2 To Conditioned General Commercial, And Amending The Land Use Plan To Show The Area As Commercial WHEREAS, the Planning and Zoning Commission considered the proposed zoning change at their August 11, 2010 meeting and voted unanimously to recommend approval of this request; and WHEREAS, the City Council has reviewed this request and has determined that the herein described Zoning and Land Use Plan amendments are in the public interest. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WICHITA FALLS, TEXAS, THAT: 1. A tract of land containing 11.88 acres in Lot 5-B of Block 20, Stone Lake Estates, depicted as "Rezone from SF2 to GC(c)" in Attachment "A," is hereby rezoned from Single Family-2 to Conditioned General Commercial. 2. The list of permitted uses, conditional uses, and developmental regulations are incorporated in this ordinance as Attachment "B." 3. The City of Wichita Falls Land Use Plan Map is hereby amended to change the aforementioned area from low density residential to commercial. These areas would be located along major streets and encouraged to use site designs which have mutual benefits with other businesses in the area. Permitted Uses All uses in the table below, including the struck out uses, are permitted in General Commercial (GC) without further review by the Planning and Zoning Commission. Uses struck out will not be permitted within the Conditioned General Commercial [GC(c)] zoning district; uses not struck out will be permitted in GC(c). Development Regulations Each site in the GC(c) district shall be subject to the same developmental regulations as apply in the General Commercial Zoning District.
