South Side Acres, being an addition to the City of Wichita Falls, as recorded in Volume 5, Page 46,
Wichita County Plat Records, and being more particularly described by metes and bounds as follows:
BEGINNING at an iron rod found at the Southeast corner of said Encounter Church Texoma tract, in
the East line of said Block 11, and at the intersection of the North line of Sharon Lane and the West
line of Old Windthorst Road, for the Southeast corner and PLACE OF BEGINNING of this tract;
THENCE N 89° 50' 50" W, with the South line of said Encounter Church Texoma tract, and the North
line Sharon Lane, a distance of 240.93 feet to an iron rod found at the most Southerly Southwest
corner of said Encounter Church Texoma tract, and at the Southeast corner of a tract of land
conveyed to Teresso Williams, Tamyro Perez, Tina Perez and Angela Perez, by deed recorded in
Document #20250671, Official Public Records of Wichita County, said iron rod being the most Southerly
Southwest corner of this tract;
THENCE N 00' 07' 40" W, with the West line of said Encounter Church Texoma tract, and the East line
of said Williams/Perez tract, a distance of 125.07 feet to an iron rod found at the Northeast corner
of said Williams/Perez tract, and at an interior corner of said Encounter Church Texoma tract, and of
this tract;
THENCE S 89' 56' 31" W, with said North line of said Williams/Perez tract, and the North line of a
tract of land conveyed to Dorothy Morgan, by deed recorded in Volume 3623, Page 194, Official Public
Records of Wichita County, and the South line of said Encounter Church Texoma tract, a distance of
133.54 feet to an iron rod found at the Northwest corner of said Morgan tract, and being the
Northeast corner of Lot 5, Block 1, Throckmorton Subdivision, as recorded in Volume 7, Page 151,
Wichita County Plat Records, and the Southeast corner of a tract of land owned by Gonzalo Ramos and
Sara Ramos, by deed recorded in Document #202213320, Official Public Records of Wichita County, said
iron rod also being the most Westerly Southwest corner of said Encounter Church Texoma tract, and of
this tract;
Thence N 00' 00' 54" E, with the East line of said Ramos tract, and the West line of said Encounter
Church Texoma tract, a distance of 149.63 feet to an iron rod found at the Northeast corner of said
Ramos tract, and the Southwest corner of a tract of land conveyed to Alicia Mezo, by deed recorded
in Volume 2694, Page 834, Official Public Records of Wichita County, said iron rod being the most
Westerly Northwest corner of said Encounter Church Texoma tract, and of this tract;
THENCE N 89' 59' 09" E, with the north line of said Encounter Church Texoma tract, and the South
line of said Meza tract, and the South line of a tract of land conveyed to Jimmy and Elio Dubon, by
deed recorded in Document # 20261309, Official Public Records of Wichita County, a distance of 149.80
feet to an iron rod set at the Southeast corner of a said Dubon tract, for an interior angle of said
Encounter Church Texoma tract, and of this tract;
THENCE N 00' 02' 27" W, with the East line of said Dubon tract and the West line of said Encounter
Church Texoma tract, a distance of 150.42 feet to an iron rod found in the South line of Rowland
Road, at the Northeast corner of said Dubon tract, and the most Northerly Northwest corner of said
Encounter Church Texoma tract, and of this tract;
THENCE S 89' 58' 24" E, with the South line of Rowland Road, and the North line of said Encounter
Church Texoma tract, a distance of 74.95 feet to an iron rod found at the Northwest corner of tract
of land conveyed to Rodney Kirt, by deed recorded in Volume 3260, Page 602, Official Public Records
of Wichita County, said iron rod being the most Northerly Northeast corner of said Encounter Church
Texoma tract, and of this tract;
THENCE S 00' 01' 40" E, with the East line of said Encounter Church Texoma tract and the West line
of said Kirt tract, and the West line of a tract conveyed to Gary Bustamante and Yesica Pozos, by
deed recorded in Volume 1226, Page 5, Official Public Records of Wichita County, a distance of 150.23
feet to an iron rod set at the Southwest corner of said Bustamante/Pozos tract, for an interior angle
corner of said Encounter Church Texoma tract, and of this tract;
