and the B.B.B. & C. RR. CO. Survey, A-30 and more particularly described by metes
and bounds as follows:
BEGINNING at an iron rod found in the West line of F.M. Highway 369, at the Northeast
corner of said BCGP Training Facility LLC tract and at the Southeast corner of the Call
Field Canal, for the Northeast corner and PLACE OF BEGINNING of this tract;
THENCE with the West line of F.M. Highway 369 and the East line of said BCGP Training

set with a t—post for an angle corner of this tract; S 02' 37' 30" W a distance of
206.71 feet to an iron rod set in the West line of F.M. Highway 369, at the most

corner of a tract of land conveyed to Rickey L. Betz by deed recorded in Document
#20226994, Official Public Records of Wichita County, for the most Easterly Southeast
corner of this tract;
THENCE N 87' 23' 36" W, with the South line of said BCGP Training Facility LLC tract
and the North line of said Betz tract, a distance of 399.99 feet to an iron rod found at
an ell corner of said BCGP Training Facility LLC tract and at the Northwest corner of
said Betz tract, for the ell corner of this tract;
THENCE S 02' 37' 02" W, with the East line of said BCGP Training Facility LLC tract and
the West line of said Betz tract, a distance of 217.22 feet to a bent iron rod found at
the most Southerly Southeast corner of said BCGP Training Facility LLC tract, at the
Southwest corner of said Betz tract and in the North line of a tract of land conveyed
to City Hope Family, Inc. by deed recorded in Document #202411605, Official Public
Records of Wichita County, for the most Southerly Southeast corner of this tract;
THENCE N 87' 23' 08" W, with the South line of said BCGP Training Facility LLC tract
and the North line of said City Hope Family, Inc. tract, a distance of 170.62 feet to an
iron rod set in the South line of said BCGP Training Facility LLC tract and in the North
line of said City Hope Family, Inc. tract, for the Southwest corner of this tract;
THENCE North a distance of 919.61 feet to an iron rod set in the North line of said
BCGP Training Facility LLC tract and the South line of said Call Field Canal, for the
Northwest corner of this tract;
THENCE with the North line of said BCGP Training Facility LLC tract and the South line
of said Call Field Canal as follows: N 39' 31' 02" E a distance of 47.04 feet to an iron
rod found at the beginning of a curve to the right having a radius of 175.49 feet, for
an angle corner of this tract; Northeasterly with said curve to the right an arc distance
of 222.71 feet (Chord = N 75' 38' 24" E 208.06') to an iron rod found at the end of
said curve; S 68' 17' 45" E a distance of 408.24 feet to the PLACE OF BEGINNING and
containing 11.20 acres of land.
