WHEREAS Stone Lake, LLC is the owner of a 1.48 acres tract of land by deed recorded in
Volume 2015, Page 816, Official Public Records of Wichita County, said tract being Lots 33,
34, 35 and 36, Block 1, Stone Lake Estates, Phase 9, an addition to the City of Wichita
Falls, according to the plat of record in Document #202213260, Wichita County Plat Records,
and more particularly described by metes and bounds as follows:
BEGINNING at an iron rod found at the Northwest corner of said Lot 36, Block 1, in the East
line of Stone Lake Drive, at the Southwest corner of Lot 72, Block 1, Stone Lake Estates,
according to the plat of record in Volume 28, Page 509, Wichita County Plat Records, for the
Northwest corner and PLACE OF BEGINNING of this tract;
THENCE N 89' 33' 42" E with the North line of said Lot 36 and the South line of said Lot
72, a distance of 186.70 feet to a capped iron rod found at the beginning of a curve to the
left having a radius of 1350.00 feet, at the Northeast corner of said Lot 36, in the South
line of said Lot 72, at the Northwest corner of a tract of land conveyed to Barbwire Capital,
LLC by deed recorded in Document #202214821, Official Public Records of Wichita County, for
the Northeast corner of this tract;
THENCE Southeasterly, with the East line of said Lots 36-33 and the West line of said
Barbwire Capital, LLC tract, along said curve to the left, an arc distance of 312.19 feet,
(Long Chord bears S 22'. 50' 22" E, 311.49 feet) to a capped iron rod found at the
Southeast corner of said Lot 33, in the West line of said Barbwire Capital, LLC tract, at the
Northeast corner of Lot 32, said Block 1, for the Southeast corner of this tract;
THENCE S 60' 41' 05" W with the South line of said Lot 33 and the North line of said Lot
32, a distance of 180.59 feet to a pk nail found at the beginning of a curve to the right
having a radius of 1530.00 feet, at the Southwest corner of said Lot 33 and the Northwest
corner of said Lot 32, in the East line of Stone Lake Drive, for the Southwest corner of this
tract;
THENCE Northwesterly, with the West line of said Lots 33-36 and the East line of Stone Lake
Drive, along said curve to the right, an arc distance of 404.24 feet, (Long Chord bears N 21'
52' 07" W, 403.07 feet) to the PLACE OF BEGINNING and containing 1.48 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
he has lawful authority to make such dedications.
