Whereas Lanny Keith Starr is the owner of four tracts of adjacent land, said tracts incorporate all of Lot 1, Block 1, Short Track
Motor Sports Addition, an addition to the City of Wichita Falls, as recorded in Volume 28, Pages 427-428, Wichita County Plat
Records, and unplatted acreage out of the John Thomas Survey, Abstract No. 283, a called 22.79 acre tract conveyed by deed
recorded in Document 20240605, Official Public Records of Wichita County, a called 12.78 acre tract and a called 16.41 acre
tract conveyed by deed recorded in Document No. 20246279, Official Public Records of Wichita County, and a called 29.82 acre
tract conveyed by deed recorded in Document No. 202016221, Official Public Records of Wichita County, said combined tracks of
land being more particularly described by metes and bounds as follows:
BEGINNING at an iron rod set at the Northeast corner of a called 0.498 acre right-of-way dedication (Parcel no. 6), as
recorded in Volume 1761, Page 831, Official Public Records of Wichita County, said set rod bears N 89' 03' 23" E 25.00 feet
from an iron rod found at Northwest corner of said 22.79 acre tract, and the Southwest corner of a tract of land conveyed to
the Texas Department of Criminal Justice (TDCJ), by deed recorded in Volume 1621, Page 34, Official Public Records of Wichita
County, said iron rod being in the East right-of-way line of Farm -to -Market Highway 369 (FM 369), for the Northwest corner
and Place of Beginning of this tract;
THENCE N 89' 03' 23" E, with the South line of said TDCJ tract, and the North line of said 22.79 acres tract, at 2.13 feet pass
a 2.5 inch galvanized fence corner 0.8 foot South, and continuing on same course, generally with fence line, in all a total
distance of 2498.16 feet to a 4 inch steel pipe fence corner found at an angle corner in the South line of said TDCJ tract and
the North line of said 22.79 acres tract, for an angle corner of this tract;
THENCE N 85' 48' 37" E, with the South line said TDCJ tract, the North line of said 22.79 acres tract, and generally with fence,
a distance of 1118.92 feet to a capped iron rod found at the Southeast corner of Said TDCJ tract, said capped iron rod being
the most Westerly Southwest corner of a tract of land conveyed to Lance Spragins by deed recorded in Document No.
202011347, Official Public Records of Wichita County, for an angle corner of this tract;
THENCE N 85' 48' 37' E with the North line of said 22.79 acres tract, the South line of said Spragins tract, and generally with
fence, a distance of 32.08 feet to an iron rod found at the Northeast corner of said 22.79 acres tract, an ell corner in said
Spragins tract, for the most Northerly Northeast corner of this tract;
THENCE S 04' 10' 49" E with the East line of said 22.79 acres tract, the West line of said Spragins tract, and generally with
fence, a distance of 121.42 feet to an iron rod found at the most Easterly Southeast corner of said 22.79 acres tract, the
most Southerly Southwest corner of said Spragins tract, and an angle corner in the North line of said 16.41 acres tract, and an
angle corner in the North line of said Lot 1, Block 1, Short Track Motor Sports Addition, for and ell corner of this tract;
THENCE N 85' 34' 20" E with the South line of said Spragins tract, the North line of said 16.41 acres tract, the North line of
said Lot 1, and generally with fence, a distance of 271.55 feet to a capped iron rod found at the Southeast corner of said
Spragins tract, the Northeast corner of said 16.41 acres tract, said rod being in the West right-of-way line of Huntington Lane,
as dedicated by plat of said Lot 1, Block 1, Short Track Motor Sports Addition, for an ell corner of this tract;
THENCE S 00' 01' 22" E with the East line of said 16.41 acres tract and the West right-of-way of said Huntington Lane, a
distance of 15.01 feet to an iron rod found at the most Easterly Southeast corner of said 16.41 acres tract, the end of the
Huntington Lane dedicated right-of-way, said iron rod being in the North line said 29.82 acres tract for an ell corner of this
tract;
THENCE N 85' 32' 53" E with the North line of said 29.82 acres tract, at 6.44 feet cross the North/South fenced line of
Huntington Lane, and continuing on same course in all a total of 35.26 feet to a magnetic nail set in the centerline of
Huntington Lane for the most Easterly Northeast corner of this tract;
THENCE S 00' 23' 27" W, with the centerline of Huntington Lane and the East line of said 29.82 acres tract, a distance of
880.96 feet to a spike nail found at the centerline intersections of Huntington Lane and Kiel Road, said spike nail being the
Southeast corner of said 29.82 acres tract, for the Southeast corner of this tract;
THENCE N 89' 54' 21" W, with the centerline of Kiel Road and the South line of said 29.82 acres tract, a distance of 1580.06
feet to a magnetic nail found at the Southwest corner of said 29.82 acres tract, the most Southerly Southeast corner of said
Lot 1, Block 1, Short Track Motor Sports Addition, for an ell corner of this tract;
THENCE N 00' 06' 56" E with the West line of said 29.82 acres tract, the East line of said Lot 1, a distance of 21.84 feet to a
capped iron rod found at the fenced right-of-way of Kiel Road, for an angle corner of this tract;
THENCE N 00' 11' 58" W with the West line of said 29.82 acres tract, the East line of said Lot 1, a distance of 8.05 feet to a
capped iron rod found at the most Southerly Southeast corner of said 16.41 acres tract, said iron rod being on the North
right-of-way line of Kiel Road as dedicated in plat of said Lot 1, Block 1, Short Track Motor Sports Addition, for an ell corner
of this tract;
THENCE N 89' 53' 42" W with the South line of said 16.41 acres tract and the North right-of-way of Kiel Road, at 932.54 feet
pass the Southeast corner of said 12.78 acres tract, the Southwest corner of said 16.41 acres tract, an iron rod is found 8.1
feet South, and continuing on some course, in all a total of 1792.67 feet to drill hole in concrete found at the Southwest
corner of said 12.78 acres tract, an ell corner of said 22.79 acres tract, for an angle corner of this tract;
THENCE N 89' 59' 49" W, with the Southeast line of said 22.79 acres tract, the North right-of-way of Kiel Road, a distance of
191.13 feet to a capped iron rod found at an ell corner in the North right-of-way of Kiel Road, an ell corner of said 22.79
acres tract, said rod being in the West line of said Lot 1, Block 1, Short Track Motor Sports Addition, for an ell corner of this
tract;
THENCE S 01' 01' 35" E, with the North right-of-way line of Kiel Road, the Southeast line of said 22.79 acres tract and the
West line of said Lot 1, a distance of 6.98 feet to a capped iron rod found at the fenced North right-of-way line of Kiel Road,
the most Southerly Southeast corner of said 22.79 acres tract, for an ell corner of this tract;
THENCE N 89' 50' 49" W, with the fenced North right-of-way line of Kiel Road, the South line of said 22.79 acres tract, a
distance of 353.44 feet to an iron rod set at the Southeast corner of said Parcel No. 6 right-of-way dedication, said set rod

tract, said set iron rod being the Southwest corner of this tract;
THENCE N 45' 06' 43" W, with the East right-of-way line of FM 369 and generally with fence, a distance of 50.00 feet to an
