bounds as follows:
BEGINNING at a capped iron rod found at the Southeast corner of said Lot 12, Block 1, in
the West right-of-way line of Jennings Avenue, at the Northeast corner of Lot 13, Block 1,
said Seymour Heights, Section 1, for the Southeast corner of this tract;
THENCE S 69' 19' 14" W with the South line of said Lot 12 and the North line of said Lot
13, a distance of 149.95 feet to a capped iron rod found at the Southwest corner of said
Lot 12 and the Northwest corner of said Lot 13, in the East line of a 20' alley, at the
beginning of a curve to the right having a radius of 375.00 feet, for the Southwest corner of
this tract;
THENCE Northwesterly, with the West line of said Lot 12 and the East line of a 20' alley,
along said curve to the right, an arc distance of 101.64 feet, (Long Chord bears N 13' 42'
53" W, 101.33 feet) to an iron rod found at the end of said curve, in the West line of said
Lot 12, in the East line of a 20' alley, for an angle point of this tract;
THENCE N 00. 01' 03" E with the West line of said Lots 12 and 11 and the East line of a
20' alley, a distance of 202.72 feet to an iron rod set at the Northwest corner of said Lot
11, at the Southwest corner of Lot 10, Block 1, said Seymour Heights, Section 1, in the East
line of a 20' alley, for the Northwest corner of this tract;
THENCE N 89' 56' 50" E with the North line of said Lot 11 and the South line of said Lot
10, a distance of 149.97 feet to an iron rod found at the Northeast corner of said Lot 11
and Southeast corner of said Lot 10, in the West right-of-way line of Jennings Avenue, for
the Northeast corner of this tract;
THENCE S 00' 00' 18" W with the East line of said Lots 11 and 12 and the West
right-of-way line of Jennings Avenue, a distance of 169.15 feet to an iron rod found in the
East line of said Lot 12, in the West right-of-way line of Jennings Avenue, at the beginning
of a curve to the left having a radius of 225.00 feet, for an angle point of this tract;
THENCE Southeasterly, with the East line of said Lot 12 and the West right-of-way line of
Jennings Avenue, along said curve to the left, an arc distance of 80.90 feet, (Long Chord
bears S 10' 13' 50" E, 80.47 feet) to the PLACE OF BEGINNING and containing 0.96 acre of
land.
