WHEREAS, Ralph Hines, Jr. R Joe A. Best, Jr. are the owners of a tract of land out of Block 3,
Kemp and Newby Subdivision of Cherokee County School Land, Wichita County, Texas, described as
follows:
BEGINNING at an iron rod, the Southwest corner of Lot 3, Block 2, Highland Village Subdivision,
as recorded in Volume 17, Page 57, Wichita County Plat Records;
THENCE S 88' 57' E along the South line of said Lot 3, Block 2, a distance of 484.5 feet to its
Southeast corner in the West Right -of -Way line of Professional Drive for the Northeast corner
of this tract; said point being on a curve to the left at which point the tangent of said curve
bears S 21' 05' 23" E;
THENCE in a Southeasterly direction along the West Right -of -Way line of Professional Drive
following said curve to the left with a radius of 640.00 feet and a central angle of
21° 36' 37" for an arc distance of 241.39 feet to the end of said curve;
THENCE S 42' 42' E along the West Right -of -Way line of Professional Drive 135.00 feet to an iron
rod for the Southeast corner of this tract;
THENCE S 550 49' 52" W 492.07 feet to an iron rod for the corner of this tract;
THENCE N 890 05' W 285.0 feet to a point;
THENCE S 000 55' W 731.22 feet to a point in the North Right -of -Way line of State Highway No. 79;
THENCE with the North Right -of -Way line of State Highway No. 79, S 47' 23' W 27.58 feet to a
point in the West line of Block 3, Cherokee County School Land;
THENCE with the West line of said Block 3, N 00° 55' E 1333.6 feet to the PLACE OF BEGINNING
and containing 7.619 acres of land.
The owners of the land shown on this plat and whose names are subscribed thereto, and in
person or through a duly authorized agent, hereby dedicate to the use of the public forever all
streets, alleys, parks, water courses, drains, and plublic places thereon shown for the purposes
and considerations therein expressed.

therein expressed and in the capacity therein stated.
UTILITY EASEMENT
The owner hereby dedicates to Texas
Electric Service Co., Lone Star Gas
Co., and Southwestern Bell Telephone
Co., an easement for the purpose of
construction, inspecting, maintaining,
or removing necessary and desirable
distribution systems along, under,
over, across, and/or upon Lot 4,
Block 2, and the easement hereby
granted shall apply to the actual
location of the distribution systems
when and where constructed, and said
distribution systems shall be and
will remain the property of the above
mentioned utility companies, and any
changes in locations after permanent
installation of the systems shall be
at the owner's expense.
The owner reserves the right to use
the surface of the easement for any
use that will not, in the sole judg-
ment of the utility companies,
endanger or interfere with the con-
struction, reconstruction, operation,
and/or maintenance of the distribution
systems; but the owner agrees that no
buildings or other obstructions will
be placed on the easement.
The owner furthermore grants unto the
utility companies, the right, at the
utility company's option, to abandon,
either in whole or in part, their
distribution system, and/or leave
their system in place, and/or move
their system, either in whole or in
part, at which time their services are
no longer required.
