WHEREAS, Sam Edwin Rice, Sr. and Dortha Maxine Rice, are owners of a tract of land in Block 7-U,
J.L. Powell Estate Subdivision, Wichita Falls, Wichita County, Texas, and being the tract of
land described in deed to Sam Edwin Rice, Sr. and Dortha Maxine Rice as recorded in Volume 1302,
Page 488, Deed Records, Wichita County, Texas; and herewith replats said tract of land into
Lot 1 Block 7-U; said tract of land being described by metes and bounds as follows:
BEGINNING at a 2" iron reinforcing rod in the North line of Manchester Road which bears West
781.0 feet from the intersection of the North line of Manchester Road and the West line of
Lobban Lane. Manchester Road and Lobban Lane have an existing 40.0 feet of right-of-way.
THENCE West 70.0 feet to a 2" iron reinforcing rod
THENCE North at 5.0 feet ass a 2" iron reinforcing rod and continuing on the same course in
all 300.0 feet to a �" iron reinforcing rod
THENCE East 70.0 feet to a 2" iron reinforcing rod
THENCE South at 295.0 feet pass a 2" iron reinforcing rod and continuing on the same course
in all 300.0 feet to tho place of beginning and containing .48 acres of land more or less.
The owners of land shown on this plat and whose names are subscribed hereto, and in person or
through a duly authorized agent hereby dedicates to the use of the public forever all streets,
alleys, parks, watercourses, drains, easements, and public places thereon shown for the purpose
and consideration therein expressed.
