of land out of the J. A. Scott Survey No. 17, Abstract 298 and described by metes and bounds

BEGINNING at a concrete monument at the intersection of the North R.O.W. line of U.S.
Highway 287, and the West R.O.W. line of t.le Sheppard Access Road;
