FIELD NOTES
A tract of land out of the O.H.P. Davis Survey, Abstract No. 65, Wichita
County. Texas; said tract being more specifically described by metes and
bounds as follows:
Beginning at a 112" iron rod set in the south right-of-way line of
East Elliott Street, a dedicated street to the City of Wichita Falls,
Texas, said 112" iron rod bears South 78' 42' 17" East, a distance of
1,511.6 feet from the northwest corner of said O.H.P. Davis Survey, said
1/2" iron rod being further identified as the northwest corner of Lot 1
as shown on Final Plat, Midwestern Park, Block 19, Lot 1 as recorded
November 15, 1971 in Book 18, Pages 67 and 68, Plat Records of Wichita
County, Texas, said 112" iron rod also being the northeast corner and
place of beginning of the herein described tract;
Thence South, leaving said right-of-way line of East Elliott Street
and along the west property line of said Lot 1, Block 19, Midwestern
Park, a distance of 80.00 feet to a 112" iron rod for an angle point in
said Lot 1, Block 19;
Thence South 12' 00' 30" West, continuing along the west property
line of said Lot 1, Block 19 at 108.15 feet pass a 112" iron rod for the
southwest corner of said Lot 1 and the northwest corner of Lot 2, Block
19, Midwestern Park Subdivision, continuing South 12. 00' 30" West, along
the west property line of said Lot 2, Block 19, a total distance of
255.96 feet to a 112" iron rod for the southwest corner of said Lot 2,
Block 19, and the southeast corner of the herein described tract;
Thence North 59' 16' 43" West, a distance of 154.99 feet to a 1/2"
iron rod for the southwest corner of the herein described tract;
Thence North 00' 30' 10" East, a distance of 201.36 feet to a 112" AREA of
iron rod set in the south right-of-way line of East Elliott Street for INTEREST
the northwest corner of the herein described tract, said 112" iron rod
being on a 12.039 degree curve to the left, having a radius of 475.90
feet and a central angle of 23' 11' 35.1", the tangent to the curve at
said 1/2" iron rod bears North 86` 30' 04.7" East;
Thence in a northeasterly direction, along said south right-of-way
line of East Elliott Street and along said 12.039 degree curve to the
left, an arc distance of 192.64 feet to the place of beginning and
containing 1.00 acre of land, more or less.
