The owner hereby dedicates to the electric utility, the gas utility, sanitary sewer, water and the telephone utility,
an easement for the purpose of constructing, inspecting, maintaining or removing necessary and desirable distribution systems
along, under, over, across and/or upon the common area of 'MIDWESTERN PARK, UNIT TWO- BLOCKS 10 8 11N. said distribution systems
shall be and will remain the property of said utility companies.
The owner reserves the right to use the surface of the easement for any uses that will not, in the sale judgement of the
utility companies, endanger or interfere with the construction, reconstruction, operation and/or maintenance of the distribution
systems; but the owner agrees that no building or other obstructions will be placed on the easement.
The owner further grants unto the utility companies, the right, at the utility companies option, to abandon, either in whole
or part, their distribution system and/or leave their system in place, and/or remove their system, either in whole or part, at
which time their services are no longer required.

A tract of land out of the O.H.P. DAVIS SURVEY, A-65, Wichita County, Texas and being more specifically described
by metes and bounds as follows;
Beginning at a point which lies in the East right-of-way line of Gardiner Road, a dedicated street, said point
bears South 480 34' 02" East 3067.01 feet from the Northwest corner of the above mentioned O.H.P. DAVIS SURVEY, for
the Southwest corner and place of beginning of the herein described tract;
Thence North 260 27' 30" West 398.00 feet along the above said East right-of-way line of Gardiner Road to a point
in said line for the Northwest corner of this tract;
Thence North 630 32' 30" East 271.79 feet to an angle point;
Thence North 620 12' East 543.50 feet to a point in the West right-of-way line of Miller Road, a dedicated street,
for the Northeast corner of this tract;
Thence along the said West right-of-way line of Miller Road as follows;
South 270 48' East 184.00 feet to a point of curvature;
along an 8.279 degree curve to the left, having a radius of 692.032 feet, a distance of 230.17 feet to the
point of intersection with the North right-of-way line of Happy Hollow Drive, a dedicated street, for the
Southeast corner of this tract; the bearing of the tangent at said point bears South 080 44' 36' East;
Thence South 630 32' 30' West 786.83 feet along the said North right-of-way line of Happy Hollow Drive to the place
of beginning and containing 7.51 Acres, more or less.
