LEGAL DESCRIPTION
A 1.84-acre tract out of the Cherokee County School Land Survey, Abstract No. 33, Wichita County, Texas, and
out of Block 2, McKenzie Subdivision, an addition to the City of Wichita Falls, Texas, as shown on that certain
map or plat thereof recorded in Volume 5, Page 48, Wichita County Plat Records, being all of that certain tract
described in deed to Weskoc Properties, LLC, from Jim R. Ritchie in November, 2018, as recorded on Instrument
No. 201816849, Wichita County Official Public Records, and being more specifically described by metes and
bounds as follows:
BEGINNING at a 1/2-inch iron rod found on the north rightof-way line of Weeks Street, a dedicated public road,
and on the south line of said Block 2, lying WEST 686.06 feet from its southeast comer, being the southwest
corner of said Weskoc tract and the southeast corner of Lot 2, Block 2, Arnold Heights, an addition to the City of
Wichita Falls, Texas, as shown on that certain map or plat thereof recorded in Volume 25, Page 82, Wichita
County Plat Records, for the southwest comer and POINT OF BEGINNING of this tract;
THENCE NORTH, at 250.67 feet pass the northeast comer of said Lot 2 and the southeast comer of Lot 3 of said
Bloch 2, Arnold Heights, and continuing along the same bearing for a total distance of 454.06 feet along the west
line of said Weskoc tract to a point tying on the south right-of-way line of P. B. Lane, a dedicated public road, and
lying 5.00 feet north of the northeast comer of said Lot 3 being the northwest corner of said Weskoc tract for the
northwest corner of this tract;
THENCE EAST 132.62 feet along the north line of said Weskoc tract and the south right-of-way line of said P. B.
Lane to a point being the most northerly northeast comer of said Weskoc tract and tying 5.00 feet north of the
northwest comer of that certain tract described in deed to Wayne Hanson Holdings, LLC from the Janey Lee
Darland Estate in July, 2016, as recorded on Instrument No. 201611367, Wichita County Official Public Records,

THENCE leaving the south right-of-way line of said P. B. Lane, SOUTH 150.00 feet along the east line of said
Weskoc tract and the west line of said Hansen tract to a 1/2-inch iron rod found at the southwest comer of said
Hansen tract being an interior comer of said Weskoc tract for an interior comer of this tract;
THENCE NORTH 89"39'16" EAST 65.29 feet along the south line of said Hansen tract and the north line of said
Weskoc tract to a 1/2-inch iron rod found on the west line of Lot 3-A, Block 1, McKenzie Subdivision, a replat of
said McKenzie Subdivision as shown on that certain map or plat thereof recorded in Volume 27, Pages 714 &
715, Wichita County Plat Records, being the southeast comer of said Hansen tract and the most easterly
northeast comer of said Weskoc tract for the most easterly northeast corner of this tract;
THENCE SOUTH 304.19 feet along the east line of said Weskoc tract and the west lines of Lots 3-A and 1-B of
said Block 1, McKenzie Subdivision, to a 1/2-inch iron rod set on the north right-of-way line of said Weeks Street
being the southeast corner of said Weskoc tract and the southwest corner of said Lot 1-B for the southeast corner
of this tract;
THENCE SOUTH 89°55'22" WEST 197.91 feet along the south line of said Weskoc tract and the north
right-of-way line of said Weeks Street to the POINT OF BEGINNING, and containing 1.64 acres, more or less.
