metes and bounds as follows:
BEGINNING at an iron rod found in the West line of Deer Creek Road at the Northeast corner

Records, said rod being in a curve to the left having a radius of 1301.46 feet, said rod also
being the Northeast corner of this tract;
THENCE Southerly with the West line of Deer Creek Road and said curve to the left an arc
distance of 169.95 feet (Chord = S 00' 26' 11" E — 169.83 feet) to a mag nail set at the
Northeast corner of a tract of land conveyed to Tracy Franklin by deed recorded in Volume
3779, Page 651, Official Public Records of Wichita County, for the Southeast corner of this
tract;
THENCE S 89. 52' 00" W, with the North line of said Franklin tract, a distance of 513.17 feet
to a 5" pipe fence corner at the Northwest corner of said Franklin tract, said corner being in
the East line of a 20.0' Alley, for the Southwest corner of this tract;
THENCE N 00. 21' 38" W, with the East line of said 20.0' Alley, a distance of 169.89 feet to
an iron rod found at the Northwest corner of said Lot 11, for the Northwest corner of this
tract;
THENCE N 89. 52' 27" E, with the North line of said Lot 11, a distance of 512.95 feet to the
PLACE OF BEGINNING and containing 1.99 acres of land.
THEREFORE, the owner of the land shown on this plot and whose name is subscribed
hereto and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
