the City of Wichita Falls, Texas, according to plat recorded in Volume 24, Pages 190-191, Wichita County
Plat Records;
THENCE with the East and Northeast lines of said Lot 31, N 160 41' W 72.85 feet and N 630 59' W 56.0
feet to the Southeast corner of Lot 30;
THENCE with the South line of Lot 30, N 770 19' W 17.9 feet, N 12° 41' W 10.0 feet and S 770 19' W 69.0
feet to the Southwest corner of Lot 30;
THENCE with East line of Brazos Street S 070 07' E 29.8 feet to the beginning of a curve to the left,
having a radius of 625.0 feet and a central angle of 09° 47' 30";
THENCE Southeasterly with said curve to the left and East riqht-of-wav, a distance of 93.0 feet to the
Southwest corner of Lot 31;THENCE N 750 22' E with the South line of Lot 31, a distance of 140.9 feet
to the PLACE OF BEGINNING and containing 0.345 acre of land.
The owner of the land shown on this plat and whose name is subscribed hereto, and in person or through
a duly authorized agent, hereby dedicates to the use of the public forever all streets, alleys, parks, water
courses, drains, easements and public places thereon shown for the purpose and consideration therein
expressed.
