At the regular meeting of the Planning Board held February 12, 1964, approval
was granted on your preliminary plat of the Gulf Oil Corporation Tract, Block
27, Denton School Land. This plat must now be filed again with the Planning
Board for final approval.
Attached is an excerpt from the minutes of the Planning Board meeting held
February 12, 1964 and a check list to be filled out and submitted by you with
the final plat. All information listed on this check list should be submitted
to this office with the submission of the final plat. Field notes, owners
acknowledgement and approval of the Planning Board should be typed on the plat,
signed by the proper person or persons. Attached are the proper forms of the
owners acknowledgement and approval of the Planning Board which should be typed
or lettered on the final plat. Indication of a final plat should also be
placed on the plat. Six (6) blue line prints and a sepia of the final plat
are needed by this office for submission to the Planning Board as well as all
development plans of the tract. Thels development plans should include
drainage plans, curb, gutter and paving plans, sewer plans and water plans.
The next Planning Board meeting will be held on March 11, 1964, and all plans
and plats should be submitted by Wednesday, March 4, 1964 if you wish this
plat to be given final approval at this meeting.
A suggesti011 was made before the Planning Board that a master plat be submitted
if possible before this plat is given final approval and that no other plats be
considered in the Alice Brown Tract until a master plat is submitted.

SUBJECT: Preliminary and Final Plats, Planning Board Agenda.
COMMENT:
In reply to your February 7, memorandum, the following comments are made pertaining
to water facilities for the plats to the Planning Board.
1. Expressway Village: Since the elevation of this area is so much greater than the
elevation of our Filter Pant, it will be very difficult and expensive to serve. The

nearest water to this area is an 8" main in Puckett Road and 0,1h Street.maximum o£ 35essure Poands,
in this main in the summer months drops as low as 15 pounds
which would not be a satisfactory source nor pressure for above area. In
order to ob-
tain the satisfactory quantity and pressure, a booster pump
would be existing 12" main on Hooper Street, in Lincoln ;eights, with a suitable elevatedtheor-
age in the vicinity of the Capehart Elementary School, and a supporting
mainstorage and from there to the subdivision.
If the project can justify the exhorbitant cost, then a further study should be
made as to size of pump, storage and main size.
2. Willow Brook Estates: The water system within the subdivision is satisfactory
with the Water Department, with the exception of possibly an 811 supporting main from
the intersection of Kemp and Avenue Q, if and when the pressure within the Subdivision
becomes law. This entails providing an access across the property in the vicinity of
Lot 6, Block 3.
3, Block 26 Lake View Farms, Block 28, Denton County School Land: Water is available
on west side of Fairway Blvd. or on the north side of F. M. 369. Subdivision is satis-
factory with Water Department.
4. N. C. Grantham Tract: There is no available water to this tract. The nearest
water is at Jasper and 26th. Streets or Broad and 25th. A main would have to be brought
to them on a front foot cost or at cost basis.
5. Alice Brown Corner: At present time water is not available, but have a contract
out to install a 12" water main in Barnett Road. Will be approximately April before
main is installed.
7. Gulf 011,_Corporation_Tract: Water is available on north and west sides of tract.
Cost to tie -on to%be worked out later.

SUBJECT: Final Plats Planning Board Agenda.
COMMENT:
In answer to your memorandum m£ February 7, 1964, the following comments regarding
sewer services are made on plats submitted.
1. Expressway Village: In order to provide city sewer facilities for this area,
it would be necessary to provide a pump station north of the subdivision, pump the
sewage south to the Eden Hills Subdivision, and provide a gravity line through the
Eden Hills Subdivision to the end of an existing 1211 main located at the north line
of the Lincoln Heights Addition.
If the project seems justified on the basis of the excessive and exhorbitant
cost of the project, more detailed studies should be made.
2. Willow Brook Estates: The general sewer layout is satisfactory. Final plans
should show the line serving lots 11 through 16, Block 3 to be raised so that the
top of the pipe is level with the top of the existing 21" main.
3. Safeway Stores: No general sewer layout was submitted. The 18" main on the
west side of Fairway can be used temporarily until a new main is constructed on the
east side, at which time the existing 13" will be abandoned. When this is done a
connection across Fairway to the new main would be needed.
4. W. C. Grantham Tract: A 36" trunk sewer main bisects the tract and is not shown
on the plat. In the event the owner wishes to construct a structure over the line,
it will be necessary that the earth be removed from around the main and that it be
encased in concrete.
5. Alice Brown Corner Tract: The propoedd Sey—Vista main will be constructed along
the east line of the tract in the event that authorization is received for the con—
struction of this project. If authorization is not received, it may be possible to
serve the property from an existing sewer line in the alley south of Pyrenees Drive
in the University Park Addition. Feasibility would be based on profiles which would
be submitted by the owners Engineer.
7. Gulg 011 Corporationt A connection can be made to an existing line on the -.nest
side of Fairway. At a later date, this connection will be transferred to a proposed
new main which will be on the east side of Fairway.

Dear Mr. Gaston:
Regulations of the City of +Wichita Falls require that every
owner of any tract of land within the corporate limits, or within
five miles of the corporate limits of the city must plat this tract
according to the regulations of the City before a building permit
shall be issued for this tract. This plat shall then be presented
and reviewed by the Planning Board, who shall make their recommendation
to the City Council for final action. !Within 30 days after this
plat has been passed by the City Council it must be filed for
record at the County Clerk's Office.
Attached are forms which must be presented along with the
plat of the subject property at this office no later than ten
days prior to the Planning Board meeting. The next Planning
Board meeting will be February 12, 1964. All the information
listed on these forms should be drawn on the plat as well as a
certificate of ownership of title, field notes by metes and bounds,
the surveyor's seal, and the seal of a Notary Public. When the
plat is presented, the original is not necessary, but a sepia
of the plat and six blue line prints are necessary.

At the regular meeting of the Planning Board held July 15, 1964 , the following
action was taken concerning your final plat of Gulf Oil Corporation Tract.
Motion was made to approve this plat subject to the conditions listed at the April
15, 1964 meeting.
1. Fairway Road be changed to Fairway Boulevard.
2. A North arrow be shown.
3. The heavy line around this affected property needs to include the street
dedication area for Fairway Boulevard.
4. Required signatures be placed on the plat prior to recording.
Motion was seconded and carried unanimously.
If revisions are required by the Board action, I will need a revised sepia and two
(2) blue or black line prints of the revised plat for approval signatures from the
Chairman and Secretary of the Board. When no revisions are required, I will have
copies already in my office signed and ready for you to record. Approval of your
plat expires August 14, 1964 If you do not record this plat with
the County Clerk on or before that date, you will need reapproval from the Plann-
ing Board before recording.
