A 5.66-acre tract out of the David Welch Survey, Abstract No. 324, Wichita County, Texas, and being that
certain tract called "Tract 6" in deed to Perry Wesbrooks from Charles Wesbrooks in March, 1990, as
recorded in Volume 1527, Page 472, Wichita County Deed Records, said tract being all of Lot 1,
Wesbrooks Addition, an addition to the City of Wichita Falls, Texas, as recorded in Volume 10, Page 62,
Wichita County Plat Records, together with adjacent unplatted lands and being more specifically described
by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod on the west right-of-way line of Loop 11, a dedicated state highway
right-of-way commonly known as Valley View Road, being the southeast comer of said Wesbrooks tract
and an angle point on the east line of that certain tract deeded to James Henderson, at. al., from Dan and
Eleanor Roberts in February, 1999, as recorded in Volume 2071, Page 465, Wichita County Deed
Records, said iron rod lying NORTH 74°35'01" WEST 909.35 feet from the most southerly southeast
corner of said Welch Survey for the southeast corner and PLACE OF BEGINNING of this tract;
THENCE SOUTH 76°16'57" WEST 438.26 feet along the south line of said Wesbrooks tract and the east
line of said Henderson tract to a 3-inch pipe fence comer post being the southwest corner of said
Wesbrooks tract and an angle point on the east line of said Henderson tract for the southwest corner of
this tract;
THENCE NORTH 26°20'07" WEST 517.56 feet along the west line of said Wesbrooks tract and the east
line of said Henderson tract to a 3-inch pipe fence post being the northwest comer of said Wesbrooks tract
