LEGAL DESCRIPTION
A 1.00-acre tract out of the C. Eakman Survey, Abstract No. 450, Wichita County, Texas, being all of
Lots 10 and 11, Block 2, Willow Brook Estates, Section 4, an addition to the City of Wichita Falls, Texas,
as shown on that certain replat thereof recorded in Volume 15, Page 41, Wichita County Plat Records,
and being more specifically described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod found at the northeast corner of said Lot 10 being the point of
intersection of the west right-of-way line of Glenwood Avenue with the south right-of-way line of a 20-foot
public alley for the northeast comer and POINT OF BEGINNING of this tract;
THENCE SOUTH 22°28'39" WEST 18.45 feet along the east line of said Lot 10 and the west right-of-way
line of said Glenwood Avenue to a "MAG" nail found at a point of curvature in the east line of said Lot 10
and the west right-of-way line of said Glenwood Avenue for a point of curvature in the east line of this
tract;
THENCE in a southwesterly direction along the east line of said Lot 10, the west right-of-way line of said
Glenwood Avenue, and along a curve to the right having a radius of 133.80 feet, an arc length of 58.40
feet, and whose chord bears SOUTH 35'29'57" WEST 57.94 feet to a 1/2-inch iron rod found at a point

1/2-inch iron rod found at the southeast corner of said Lot 11 and the northeast comer of Lot 12 of said

THENCE leaving the east line of said Block 2 and the west right-of-way line of said Glenwood Avenue,
NORTH 55"17'35" WEST 156.93 feet along the south line of said Lot 11 and the north line of said Lot 12
to a 1/2-inch iron rod found on the east line of Lot 29 of said Block 2 being the southwest corner of said
Lot 11 and the northwest comer of said Lot 12 for the southwest comer of this tract;
THENCE NORTH 22014'02" EAST, at 69.96 feet pass the northwest corner of said Lot 11 and the
southwest corner of said Lot 10, and continuing on the same bearing for a total distance of 149.96 feet
along the west lines of said Lots 11 and 10 and the east line of said Lot 29 to a 1/2-inch iron rod found on
