COI'SCITY OF WICHITA FALLS INTER -OFFICE MEMORANDUM TO: Planning Board FROM: Dick Jarrell, City Planner SUBJECT: Southwest National Bank Site COMMENT: DATE: March 11, 1964 The final plat of Southwest National Bank Site has been reviewed by all city departments and the following recommendations have been made. At the February 12, 1964 meeting of the Planning Board, approval was given the preliminary plat of Safeway Store Tract, located Southwest of F. M. 369 Fairway Boulevard intersection. In approving this plat, the board indicated that a master plan be submitted, if possible, before this plat is given final approval, and that no other plat be considered in the Cunningham Tract until a master plat is submitted. The Southwest National Bank plat is a portion taken from the original Cunningham Tract and no master plan has been submitted for the entire area. It is recommended that no action be taken on this plat until the master plan has been submitted and approved by the Board since unforseen drainage problems and access problems may exist. The plat does not indicate location of adjacent property which is being platted, such as Safeway property and does not show contours of the property. Comprehensive development of the remainder of the unsubdivided property should be considered in this platting process. It was recommended that the name of this plat be changed to Southwest National Bank Addition. A sewer connection can be made to an existing line in the Western Hills Addition to a point southwest of the plat, however, it will be necessary that a private service line be constructed and that arrangements be made between owner to cross private property since no designated easement exist. Maintenance to private lines will be the responsi— bility of the owner. DickJarrell" City Planner i CITY OF WICHITA FALLS INTER -OFFICE MEMORANDUM TO: Richard P. Jarrell, Jr., City Planner FROM: J. F. Farlow, Jr., City Engineer SUBJECT: Southwest National Bank Site COMMENT: DATE: March 9, 1964 Inasmuch as the Board has indicated that no other plats in this Cunningham Tract be approved until submis- sion of a master plan of the area, it is recommended by this Department that no action be taken on this plat. It is difficult to foresee drainage problems and access problems when the plat does not indicate location of adjacent property which is being platted, such as the Safeway property, and does not show contours of the property.
