Your preliminary plat of a replat of a portion of R. H. Mitchell 8.61 acre tract
was approved by the Planning Board on -December 10, 1969
It will.be necessary for the following items to be accomplished uefore the final
plat can be filed of record.
1. Have your surveyor or engineer prepare one (1) sepia and two (2)
copies of the final plat. The final plat may include all or a
portion of the property approved on the preliminary plat, but shall
show any changes recommended by the Planning Board as a condition
of approval of the preliminary plat. Conditions of approval are
attached.
2. The final plat shall conform to the requirements of Section 7 of
the Subdivision Regulations (Ordinance #2118). It shall be the
responsibility of landowner and surveyor to acknowledge and
incorporate all standards and specifications as required in the
subdivision regulations.
3. Present the above mentioned material to the Planning Department
for final review and appropriate signatures-
4. The final plat must then be taken to the County Clerk's office
for recording.
Conditional approval for this plat expires December 10, 1970

(1) Show adjacent property as platted or unplatted.
Also show names of owners.
(2) Show P.-C. of curve on Maurine Street.
(3) Remove "herein dedicated" note shown in ROW of
Maurine Street. (This has been previously dedicated.)
(4) Show ROW width of Maurine Street.
(5) Submit drainage plans showing alignment of existing
channel crossing proposed street with final plat.
(6) Provide 15' utility easement along north property
line. Add utility easement designation to access
easement and to drainage easement.
(7) Show width of access easement.
NOTE: These conditions must be met before
Final Plat submission.

Dear Mr. Baugh,
This is in regard to a utility easement requested
on a preliminary plat of R. H. Mitchell 8.61-acre tract
located at Maurine and the U.S. 277 Expressway.
In a telephone conversation Mr. Hirschi of Hirschi
Realty indicated the easement proposed along the north
side of the property by the utility companies was inter-
fering with the sale of a portion of this tract. This
being the case the Telephone Company will relinquish it's
request for an easement at this time and negotiate with
the new owner.

The Department of Public Works has reviewed the above subject
plat and has the following comments:
1. It is requested that the preliminary plat show the pro-
posed width and alignment of the section dedicated for Maurine
Street along the south property line of the tract in relation to
the alignment and description of the previously dedicated portion.
2. It is recommended that the approval of the final plat be
subject to the receipt and approval of paving plans for Maurine
Street and drainage plans showing the alignment of the existing
channel that is presently crossing the proposed street.

COMMENT:
After review by various City Departments some decision must be
reached concerning the proposed curve in Maurine Street. The
Traffic Engineer has recommended that a curve of 6 to 8 degrees
be required. A curve of 3 degrees has been submitted.
It is recommended that the request of the Traffic Engineer be
complied with as this will be the only practicable solution to
the extension of Maurine Street.

COMMENT:
The following comments concerning the plats to be approved by the
Planning Board are offered for their consideration.
1. Replat of Block 17, Lots 2, 3, 4 and 5 Section D, Sikes Estates --
approval recommended.
2. Cunningham Subdivision -- The plan sheet as submitted to this Depart-
ment is unacceptable. 1 see no reason for the curb grade to be less
than the 0.3 minima requirement and the curb and gutter should be
constructed in the cul-de-sac.
3. J. A. Michna Estates -- Approval recommended.
4. Estes Addition, 3rd Section -- No final plans accompany this plat.
The section of Lou Lane adjacent to the platted properties should
be paved and curbed and guttered at this time.
5. Closing of Cruse Drive -- Approval recommended.
6. Close 28th Street from Jasper to Jacksboro Highway -- Recommended.
7. Approval of Thomas Fowler Elementary School dedication -- Approval
recommended.
S. R. H. Mitchell Subdivision -- Plat needs right-of-way width of Maurine
Street shown.
9. Best Commercial Complex -- Approval Recommended.

I have reviewed the items on the agenda for the Planning Board meeting
October 16 and have no objections to any of the proposed actions, with
one exception. For item 9, the request for approval of the R. H. Mitchell
Subdivision, the plat shows the proposed extension of Maurine Street to
be on a three degree curve. Based on the sketch which I submitted to
you October 8th, I seriously doubt if a curve this flat will allow the
extension to tie into the Access Road at the desired location. A curve
of 6 to 8 degrees would be required. This would probably require more
right-of-way from the southeast corner of the tract.
